Role summary:
\nWe’re a disciplined, growth-stage CRE investment firm acquiring industrial and retail properties in the $5M\u2013$15M range across five Tier 1 markets. We’re looking for a part-time\/contract analyst to own the front end of our acquisition pipeline: screening daily deal flow, applying our underwriting criteria, and initiating broker contact on qualifying opportunities.
\nWhat you’ll do:
\nMonitor daily CoStar, Crexi, and LoopNet alerts across our target markets and asset classes
\nScreen each listing against our criteria (cap rate thresholds, deal size, lease structure, hard gates)
\nLog qualifying deals into our tracking system with key deal metrics
\nDraft and send initial broker outreach to request offering memoranda, T-12s, and rent rolls
\nTrack outstanding document requests and follow up until packages are complete
\nFlag anything ambiguous or borderline for review rather than screening it out unilaterally
\nWhat we’re looking for:
\nWorking knowledge of cap rates, NOI, lease structures (especially NNN), and basic CRE underwriting concepts
\nComfortable reading an OM and quickly assessing whether a deal fits a defined box
\nOrganized, responsive, and comfortable owning broker relationships independently
