This position is eligible for a discretionary annual bonus.<\/p>\n<h2>About this role:<\/h2>\n<p>The Property Manager is responsible for protecting, maintaining, and enhancing the value of the Tukwila commercial real estate portfolio, including delivering exceptional tenant service and operational oversight in accordance with Sabey Corporation\u2019s goals and objectives, including long-term growth and profitability.<\/p>\n<h2>What You Will Be Doing:<\/h2>\n<p>Property Operations &amp; Tenant Experience<\/p>\n<ul>\n<li>Direct day-to-day operations related to tenant issues, maintenance, loss prevention, risk management, and safety\/security.<\/li>\n<li>Serve as the primary point of contact for tenants, ensuring operational services meet or exceed expectations.<\/li>\n<li>Resolve tenant issues including janitorial, parking, billing, and other operational matters.<\/li>\n<li>Conduct regular tenant meetings to support satisfaction and retention.<\/li>\n<li>Implement and maintain tenant retention and marketing programs designed by the Leasing Team, with a focus on maintaining a clean, well-managed property and strong tenant relationships.<\/li>\n<\/ul>\n<p>Vendor &amp; Contract Management<\/p>\n<ul>\n<li>Implement and oversee service contracts for security, janitorial, preventative maintenance, landscaping, engineering, and other vendors in alignment with Sabey Corporation expectations and under the direction of the VP, PM Ops.<\/li>\n<li>Oversee purchasing of supplies and equipment in accordance with approved operating budgets.<\/li>\n<\/ul>\n<p>Risk Management, Safety &amp; Maintenance Oversight<\/p>\n<ul>\n<li>Direct daily activities related to loss prevention, risk management, safety\/security, maintenance, landscaping, janitorial, and engineering services.<\/li>\n<li>Ensure responsiveness to building and tenant needs while executing the business plan and operating budget.<\/li>\n<\/ul>\n<p>Financial Management &amp; Reporting<\/p>\n<ul>\n<li>Manage operating expenses with the goal of maximizing economic performance of the property and Sabey Corporation.<\/li>\n<li>Analyze monthly financial statements, identify variances from budget, and provide explanations and solutions.<\/li>\n<li>Verify CAM cost documentation with the VP, PM Ops and prepare annual CAM estimates and historical CAM analyses as required.<\/li>\n<li>Ensure accuracy of invoice coding, payment processing, and reconciliation of building operating expenses and tenant reconciliations.<\/li>\n<li>Create annual operating budgets and contribute to five-year capital plans, including analysis and executive summaries.<\/li>\n<li>Analyze operating results and recommend adjustments to improve property performance.<\/li>\n<li>Assist in preparing and delivering monthly property performance reports in accordance with company standards.<\/li>\n<\/ul>\n<p>Collaboration &amp; Team Engagement<\/p>\n<ul>\n<li>Contribute to departmental goals and objectives in partnership with the Property Management leadership team.<\/li>\n<li>Participate in PM team meetings, team-building activities, and company-wide events.<\/li>\n<li>Encourage collaboration and provide support to ensure achievement of team and organizational goals.<\/li>\n<\/ul>\n<p>Market Knowledge &amp; Professional Engagement<\/p>\n<ul>\n<li>Maintain knowledge of local and regional real estate markets through industry publications, professional relationships, and participation in real estate education programs.<\/li>\n<\/ul>\n<h2>Essential Functions:<\/h2>\n<ul>\n<li>Ability to perform routine site visits \u2013 may include navigating construction sites<\/li>\n<li>Ability to interface with technology including operating computers and smart phones \u2013 must be able to text, email, send and receive photos.<\/li>\n<li>Ability to communicate effectively with clear, kind and concise information to internal and external customers.<\/li>\n<li>Advanced knowledge of the English language \u2013 oral and written comprehension and expression required<\/li>\n<li>Adhere to Company information security policies and standards by safeguarding confidential data, protecting access credentials, completing all required trainings on time, and taking immediate action to report potential security threats or breaches.<\/li>\n<\/ul>\n<h2>Experience you will bring to the team:<\/h2>\n<ul>\n<li>Bachelor\u2019s degree or directly related equivalent experience<\/li>\n<li>2+ years of experience managing commercial properties<\/li>\n<li>Industry Related Education or Certification a plus.<\/li>\n<li>Working knowledge of Microsoft Office Suite<\/li>\n<li>Ability to analyze financial statements and personal\/company asset balance sheets and operating income reports.<\/li>\n<li>Time management skills \u2013 must be able to respond promptly to project requests, prioritize assignments, and multi-task as needed<\/li>\n<li>Strong interpersonal skills \u2013 ability communicate effectively and professionally with all levels of Sabey employees<\/li>\n<li>Advanced knowledge of the English language \u2013 must be able to demonstrate strong written and oral expression and comprehension<\/li>\n<li>Strong people management skills \u2013 must be able to manage Building Engineers and subcontractors<\/li>\n<li>Aptitude and willingness to learn and utilize AI tools and technology<\/li>\n<\/ul>\n<p>Candidates must successfully complete a Department of Homeland Security\u2013required background check as a condition of employment.<\/p>\n<h2>Sabey\u2019s investment in YOU:<\/h2>\n<p>Sabey is committed to building an enduring, next-generation company that values and invests in the success of its team members.
