{"id":41507,"date":"2026-01-13T09:36:05","date_gmt":"2026-01-13T15:36:05","guid":{"rendered":"https:\/\/www.adventuresincre.com\/acrejobs\/?post_type=job_listing&#038;p=41507"},"modified":"2026-01-14T19:39:29","modified_gmt":"2026-01-15T01:39:29","slug":"associate-debt-capital-markets-2","status":"publish","type":"job_listing","link":"https:\/\/www.adventuresincre.com\/acrejobs\/job\/associate-debt-capital-markets-2\/","title":{"rendered":"Associate, Debt Capital Markets"},"content":{"rendered":"<p>Our Chicago office is seeking a Debt Capital Markets Associate who possess a broad understanding of debt capital sources, has strong technical and relationship building skills, and an ability to multitask, managing multiple transactions at one time.<\/p>\n<h2>Responsibilities include, but are not limited to:<\/h2>\n<ul>\n<li>Work closely with the Head of US Capital Markets on all aspects of financing activity for clients of the North America Private Equity and Private Debt groups<\/li>\n<li>Work with Heitman Portfolio Management and Acquisitions staff to ensure efficient and effective handling of debt financing\/refinancing needs for clients of the North American Private Equity group<\/li>\n<li>Participate with Heitman Private Debt team to evaluate financing strategies and source debt capital for bridge lending programs.<\/li>\n<li>Assemble property and business plan information and financial models to prepare loan request packages for distribution to lenders<\/li>\n<li>Organize, answer and communicate responses to lender questions during loan request underwriting<\/li>\n<li>Assemble and negotiate loan terms, prepare comparative matrix of terms and assist in evaluation of recommended financing choice<\/li>\n<li>Assist in analysis of interest rate derivatives and loan structural covenants<\/li>\n<li>Assist with the closing process, working closely with joint venture partners, lawyers, and property due diligence teams<\/li>\n<li>Review loan documents for compliance and consistency with term sheets<\/li>\n<li>Network with lenders and expand upon existing Heitman lender relationships<\/li>\n<\/ul>\n<h2>Qualifications:<\/h2>\n<ul>\n<li>BA in business or related field<\/li>\n<li>Demonstrated experience in real estate finance or equity investment analysis<\/li>\n<li>1-3 years prior experience with a lender or debt advisor preferred<\/li>\n<li>Excellent written\/verbal communication skills<\/li>\n<li>Strong analytical skills including Argus and Excel modeling preferable<\/li>\n<li>Solid working knowledge of word processing, spreadsheet, PDF and PowerPoint applications<\/li>\n<li>Must be a self-starter and self-motivated and have strong multi-tasking skills<\/li>\n<li>Must be detail oriented and able to work with limited supervision<\/li>\n<li>Experience with fixed and floating rate mortgage financing, lines of credit, repurchase facilities and\/or note finance are desirable<\/li>\n<li>Strong interpersonal and social skills required<\/li>\n<\/ul>\n<h2>Job Location and Travel<\/h2>\n<ul>\n<li>This position is based in our Chicago office.<\/li>\n<li>In-office attendance required<\/li>\n<li>Moderate travel required<\/li>\n<\/ul>\n<p><em>We are looking for great candidates who have a unique combination of experiences, traits, and talents.
