We are seeking a consultative Pennsylvania Land Acquisition Lead for a 1099 role to join our growth-oriented development team.<\/p>\n<ul>\n<li>This role is an excellent fit for professionals with a background in education, coaching, or mentorship who possess strong communication skills and are looking for a flexible, performance-based career in real estate.<\/li>\n<li>This is role is for remote work Pennsylvania residents that know the local Northeast culture.<\/li>\n<\/ul>\n<p><strong>The Philosophy: Buying, Not Selling<\/strong><\/p>\n<ul>\n<li>We don\u2019t use high-pressure tactics. We believe in BUYING, not selling\u2014listening generously and building trust to create positive outcomes for every landowner.<\/li>\n<\/ul>\n<p><strong>Key Responsibilities<\/strong><\/p>\n<ul>\n<li>Consultative Conversation: Qualify leads using EMOTA criteria and uncover seller motivation through tactical empathy.<br \/>\nDue Diligence: Analyze zoning\/buildability, and verify legal access\/utilities.<\/li>\n<li>Data-Driven Offers: Negotiating price and terms within approved ranges.<\/li>\n<li>Pipeline Management: Maintain clean records in Airtable\/DialPad and manage leads through the intake funnel.<\/li>\n<\/ul>\n<p><strong>Requirements &amp; Skills<\/strong><\/p>\n<ul>\n<li>No real estate license required.<\/li>\n<li>Strong understanding of comparable sales and due diligence risk factors.<\/li>\n<li>Tech-savvy with CRM systems, GIS mapping, spreadsheets.<\/li>\n<li>Independent, self-driven mentality: &#8220;If it&#8217;s meant to be, it&#8217;s up to me&#8221;.<\/li>\n<li>Midwest regional familiarity preferred.<\/li>\n<\/ul>\n<p><strong>Compensation &amp; Culture<\/strong><\/p>\n<ul>\n<li>$18\/hr base wage with no limit on hours.<\/li>\n<li>1% commission on the purchase price of closed deals.<\/li>\n<li>1099 Contractor position with remote flexibility.<\/li>\n<li>A clear growth path as deal volume increases.<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>Elegment Land is a relationship-driven land investment firm specializing in affordable property and owner financing.
