About the Role<\/strong>
\nWe are hiring an experienced\u00a0Lead Maintenance Superintendent\u00a0to oversee maintenance operations at a 324-unit multifamily community. This is a\u00a0hands-on leadership role\u00a0for a seasoned professional who takes ownership, sets standards, and leads from the field.
\nThe operation is lean and requires a leader comfortable balancing\u00a0hands-on work\u00a0with essential\u00a0desk-based responsibilities\u00a0such as planning, coordination, documentation, and vendor oversight.<\/p>\n

Team Structure<\/strong>
\n1 Lead Maintenance Superintendent (this role)
\n1 Assistant Maintenance Superintendent
\nSupport staff may include:
\n1 work order\/ticket coordinator
\n1\u00a0laborer<\/p>\n

Key Responsibilities\u00a0<\/strong>
\nOverall responsibility for daily maintenance operations
\nPrioritize and oversee work orders, vendors, and execution
\nPersonally troubleshoot and resolve complex maintenance issues
\nOversee and\u00a0participate\u00a0in apartment turnovers (make-readies)
\nManage preventative maintenance programs and inspections
\nEnsure professional,\u00a0timely\u00a0handling of resident service requests
\nSupervise and set expectations for maintenance staff
\nMaintain inventory, tools, and equipment
\nProactively\u00a0identify\u00a0issues and implement solutions<\/p>\n

Qualifications<\/strong>
\n10+ years in building, construction, or multifamily maintenance
\nStrong hands-on experience in:
\nPlumbing
\nCarpentry
\nGeneral building systems
\nProven leadership experience in residential or multifamily environments
\nComfortable operating in an occupied property with a small team<\/p>\n
