Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.<\/p>\n<ul>\n<li>Source:\n<ul>\n<li>Support the company\u2019s efforts to identify and gain control of new speculative and build-to-suit development opportunities<\/li>\n<li>Responsible for developing and maintaining systems for tracking new opportunities<\/li>\n<\/ul>\n<\/li>\n<li>Shape:\n<ul>\n<li>Support the predevelopment process to include due diligence, entitlements, risk mitigation, and overall deal viability<\/li>\n<li>Collect, review, and verify market information to support assumptions used in financial projections and feasibility analyses<\/li>\n<li>Underwrite new development opportunities utilizing the TCC Budget Builder platform<\/li>\n<li>Work with senior team members to ensure all required materials are received from sellers, consultants, and other outside entities during the predevelopment process<\/li>\n<li>Coordinate with Development Managers in the creation and refinement of building plans and specifications to ensure project meets Owners\u2019 requirements<\/li>\n<\/ul>\n<\/li>\n<li>Capitalize Deals:\n<ul>\n<li>Assist in sourcing debt and equity capital for projects by supporting in preparation of offering memoranda for capital sources and investment packages for TCC Investment Committee<\/li>\n<li>Coordinate with TCC Capital Markets to identify and track feedback from capital partners and gather proposed terms from a variety of debt and equity sources to be used in determining optimal capital structure for project<\/li>\n<\/ul>\n<\/li>\n<li>Execute:\n<ul>\n<li>Coordination of business plans for development projects by gathering data for budgeted market rents and lease structures, operating expenses, and capital budgets<\/li>\n<li>Provide analytical support for asset management of pre-stabilized assets in Business Unit portfolio during lease negotiations and administration of project loan issues pertaining to property operations<\/li>\n<li>Assist Business Unit principals with financial analyses at time of monetization<\/li>\n<\/ul>\n<\/li>\n<li>Update:\n<ul>\n<li>Assist Business Unit with maintaining company&#8217;s proprietary asset management system (ELITE) data and information, including updated project budgets and forecasts<\/li>\n<\/ul>\n<\/li>\n<li>Relationship Management:\n<ul>\n<li>Develop and maintain successful relationships with clients, partners, consultants, architects, contractors, and brokers<\/li>\n<\/ul>\n<\/li>\n<li>Negotiate:\n<ul>\n<li>Support team with document redlining, tracking and completion for term sheets, purchase and sale agreements, loan documents, and lease agreements<\/li>\n<li>Maintain interface with external clients and internal business units, ensuring fast response time for all prospective investments, tenants, and potential third-party sponsor<\/li>\n<\/ul>\n<\/li>\n<li>Work Environment &amp; Travel:\n<ul>\n<li>Role is primarily in office with expected travel to job sites within the region.<\/li>\n<li>Other duties may be assigned.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<h2>WHAT YOU\u2019LL NEED:<\/h2>\n<ul>\n<li>Education:\n<ul>\n<li>Bachelor\u2019s degree in business, accounting, finance, or marketing from appropriate 4-year college program.<\/li>\n<\/ul>\n<\/li>\n<li>Industry Experience:\n<ul>\n<li>It is preferred, but not required, for candidates to have at least one year of experience in a commercial real estate, finance, investment, or consulting role that required strong analytical, financial, and project management skills.<\/li>\n<\/ul>\n<\/li>\n<li>Entrepreneurial Spirit:\n<ul>\n<li>Self-motivated attitude and mentality<\/li>\n<li>Action-oriented, productive, decisive, inspirational, innovative, and self-sacrificing<\/li>\n<li>Ability to embrace change, critical questioning, and continuous such as percentages, discounts, present value, internal rates of return, and\/or commissions<br \/>\nAbility to analyze financial statements from outside sources<\/li>\n<\/ul>\n<\/li>\n<li>Problem Solving Skills:\n<ul>\n<li>Ability to comprehend, analyze, and interpret business documents and financial analysis<\/li>\n<li>Ability to solve problems and progress projects in complex, ambiguous situations<\/li>\n<li>Ability to prioritize activities to best support the company\u2019s business.<\/li>\n<\/ul>\n<\/li>\n<li>Communication Skills:\n<ul>\n<li>Support TCC senior team members and company clients by communicating effectively throughout the development process<\/li>\n<li>Ability to conduct research and draft reports, presentations, and other forms of internal and external communication using a distinctive style<\/li>\n<li>Ability to provide efficient, timely, reliable, and courteous service to coworkers and partners<\/li>\n<li>Ability to respond effectively to sensitive issues<\/li>\n<li>Demonstrated strength in both written and verbal communication<\/li>\n<li>Strong organizational and time management capabilities<\/li>\n<\/ul>\n<\/li>\n<li>Project Management Skills:\n<ul>\n<li>Ability to work with multiple stakeholders to create achievable project schedules, track milestone dates, and meet project deadlines<\/li>\n<li>Ability to manage multiple
