As the Senior Leasing Manager, you are an integral part of the Customer Experience Team (CET) working with your peers from property management, construction and maintenance to ensure our buildings remain best in class and our customers receive world-class customer service. In this role, you will contribute to and be accountable for the Customer Experience Team\u2019s portfolio results.<\/p>\n<h2>Key responsibilities include:<\/h2>\n<ul>\n<li>Create, maintain, grow and foster quality relationships with existing and prospective customers and develop an in-depth understanding of our customers (their business, strategies, and trends that impact their need for space).<\/li>\n<li>Assist Market leadership in expanding Prologis\u2019 portfolio within the market, which includes activities to support the strategic direction as well as the operational execution of all facets of the business, such as deploying capital, underwriting business acquisitions, developing pro forma, etc.<\/li>\n<li>Establishes and maintains trusting relationships with customers, brokers, internal and external stakeholders .<\/li>\n<li>Act as the market expert in your sub-market regarding market conditions: rents, available product and economic trends. Lead CET meetings and facilitate all asset management related tasks.<\/li>\n<li>Own and execute the budget process for your market lease assumptions and collaborate with the property managers to maintain awareness of property financial performance relative to budget.<\/li>\n<li>Provide reporting, market and other relevant information to various internal practice groups, including Acquisition, Development, Disposition, Capital Partners and Valuations.<\/li>\n<li>Identify opportunities to present Prologis Essentials solutions to address customer pain points. Ensure coordination with and support from the property managers for these opportunities<\/li>\n<li>Contributes to company initiatives through involvement on projects with impact beyond their portfolio<\/li>\n<\/ul>\n<h2>Building blocks for success<\/h2>\n<p><strong>Required:<\/strong><\/p>\n<ul>\n<li>5+ years minimum of experience in leasing and brokerage field and related business experience in connection with the sourcing, negotiation, and execution of commercial leases\/contracts.<\/li>\n<li>Demonstrated deep knowledge and competent understanding of market demand and supply, vacancy, absorption, micro and macro issues relating to properties as well as knowledge of acquisitions and valuations.<\/li>\n<li>Professional understanding of building valuation methods (e.g., income, market, discounted cash flow, etc.).<\/li>\n<li>Must have persuasive presentation and negotiation skills.<\/li>\n<li>Understand the market as it relates to acquisition including knowledge of market demand and supply, vacancy, absorption, micro and macro issues relating to properties.<\/li>\n<li>Excellent written and verbal communication skills.<\/li>\n<li>Mastering to read and understand commercial lease documents.<\/li>\n<li>Must have a current Real Estate sales license in the State of Florida or be able to obtain a license within six months of commencing employment.<\/li>\n<li>Must possess a driver\u2019s license and the ability to operate a motor vehicle.
