JOB SUMMARY<\/strong><\/p>\n This role owns the full life\u2011cycle execution of all The Goldman Group\u2019s development projects\u2014with an emphasis on adaptive\u2011reuse and Historic\u202fTax\u202fCredit transactions\u2014from feasibility through stabilized operations. You will ensure scope, schedule, budget, and return targets are met or exceeded; lead design, entitlement, pre\u2011construction, and construction phases; coordinate closely with finance, legal, and asset\u2011management teams; interface with public agencies and capital partners; and institutionalize best\u2011in\u2011class processes across the portfolio.<\/p>\n KEY DUTIES<\/strong><\/p>\n Pre\u2011Acquisition Support<\/em><\/p>\n \u2013 Provide high\u2011level technical input on feasibility studies and adaptive\u2011reuse potential. Entitlements & Incentive Structuring<\/em><\/p>\n \u2013 Guide zoning, historic\u2011commission, and permitting approvals in partnership with counsel. Design Coordination<\/em><\/p>\n \u2013 Collaborate with in\u2011house design team to ensure drawings align with budget, schedule, constructibility, and preservation standards. Pre\u2011Construction<\/em><\/p>\n \u2013 Lead general\u2011contractor bid vetting and value\u2011engineering workshops. Construction Oversight<\/em><\/p>\n \u2013 Lead weekly Owner\u2011Architect\u2011Contractor (OAC) coordination meetings to resolve design clarifications, schedule updates, and change\u2011order decisions. Project Coordination & Communication<\/em><\/p>\n \u2013 Interface with public agencies, community stakeholders, and capital partners to keep projects compliant and on track. \n\u2013 Flag zoning, preservation, or constructibility issues early so the acquisitions team can refine underwriting.<\/p>\n
\n\u2013 Coordinate with Historic Tax Credit consultants, tracking schedules, reviewing milestone deliverables, and escalating issues when necessary.<\/p>\n
\n-Monitor value\u2011engineering items, scope changes, and design RFIs; escalate material impacts to senior leadership.<\/p>\n
\n\u2013 Establish baseline budgets, master schedules, risk matrices, and procurement plans.<\/p>\n
\n\u2013 Conduct regular site walks to verify progress, quality, and safety; document issues and assign action items for resolution.
\n\u2013 Track schedule, cost, and quality; approve change orders and pay applications within delegated authority.
\n\u2013 Provide finance and legal teams with timely cost\u2011to\u2011complete data for draw requisitions and contract administration.<\/p>\n
\n\u2013 Maintain clear documentation and issue tracking to institutionalize best\u2011in\u2011class processes across the portfolio.<\/p>\n
\n\u2013 Transition assets to the asset\u2011management team with KPI packages and post\u2011mortem lessons learned.<\/p>\n
\n\u2013 Proven success steering projects with significant preservation constraints; direct involvement in at least one federal or state Historic Tax Credit transaction.
\n\u2013 Strong working knowledge of zoning, historic\u2011commission, and building\u2011permit processes, with a track record of guiding approvals in partnership with counsel.
\n\u2013 Deep understanding of GMP contracts, value\u2011engineering, and construction means & methods; experienced chairing Owner\u2011Architect\u2011Contractor (OAC) meetings and driving on\u2011schedule, on\u2011budget delivery.
\n\u2013 Hands\u2011on experience implementing or overseeing project\u2011management platforms and using them to enforce schedule, budget, and documentation controls.
\n\u2013 Skilled at liaising with in\u2011house design, finance, and legal teams and at managing external consultants\u2014focusing on coordination and issue escalation rather than day\u2011to\u2011day ownership of each discipline.
\n\u2013 Demonstrated ability to mentor staff, manage consultants, and represent the firm to public agencies, community stakeholders, and capital partners.
\n\u2013 Willingness to travel to project sites (current portfolio focus: Northeast & Midwest).<\/p>\n
