This individual will be accountable for the construction planning, organization, scheduling, budgeting, and execution of Simon developed mixed-use real estate investments.<\/p>\n<h2>PRINCIPAL RESPONSIBILITIES:<\/h2>\n<ul>\n<li>Lead pre-construction efforts including site due diligence, constructability reviews, construction management plans, and project scheduling.<\/li>\n<li>Lead conceptual estimating and value engineering efforts from concept to completion.<\/li>\n<li>Manage the Architectural\/Engineering design process from design development through permitted construction documents.<\/li>\n<li>Coordinate final project design scope and construction documentation with various stakeholders.<\/li>\n<li>Manage general contractor\/construction manager contract bidding and negotiations.<\/li>\n<li>Prepare, obtain approval of, and monitor actual construction budgets inclusive of owner furnished furniture, fixtures, and equipment<\/li>\n<li>Provide timely and routine reporting on active projects with a focus on quality, budget, schedule, and risk management.<\/li>\n<li>Perform routine project site visits.<\/li>\n<li>Close out construction and final punch list items.<\/li>\n<li>Coordinate operational turn-over to management, including training, final punch, warranty transfers, and close-out of any remaining open issues.<\/li>\n<li>Provide owner\u2019s representation on all major capital expenditures for existing Multi-family and Hospitality assets.<\/li>\n<li>Provide Simon oversight of co-development projects with other developers.<\/li>\n<\/ul>\n<h2>MINIMUM QUALIFICATIONS:<\/h2>\n<ul>\n<li>Performance of the duties of this position requires extensive knowledge of multi-family construction, and must be familiar with hospitality construction, including site work, structural, mechanical, electrical, plumbing and architectural considerations, and other utilities and landscaping<\/li>\n<li>Well-developed interpersonal skills are required; candidate must have the ability to communicate effectively with multiple internal disciplines<\/li>\n<li>Extensive knowledge of construction budgeting and cost estimating are required; candidate will be expected to have a general understanding what current construction costs are based on the type of construction and location of each development and the ability to fine tune this assumption through market input<\/li>\n<li>Proven supervisory skills are necessary<\/li>\n<li>B.S. degree in Architecture, Engineering or Construction Management, or equivalent experience<\/li>\n<li>7 or more years of multi-family construction management experience across multiple markets with familiarity of hospitality construction<\/li>\n<\/ul>\n<p>Source: <a href=\"https:\/\/simon.wd1.myworkdayjobs.com\/en-US\/Simon\/job\/Indianapolis-IN\/Director--Mixed-Use-Construction_R13026?q=real%20estate\" target=\"_blank\" rel=\"noopener\">Simon Property Group Career Page<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Due to Simon\u2019s existing and expanding portfolio of multi-family and hospitality development projects throughout the country, we are seeking to add a Director, Mixed-Use Construction to the Asset Intensification team&#8230;.<\/p>\n","protected":false},"author":7459,"featured_media":19891,"template":"","meta":{"_promoted":"","_job_location":"Indianapolis, IN","_application":"https:\/\/simon.wd1.myworkdayjobs.com\/en-US\/Simon\/job\/Indianapolis-IN\/Director--Mixed-Use-Construction_R13026?q=real%20estate","_company_name":"","_company_website":"","_company_tagline":"","_company_twitter":"","_company_video":"","_filled":0,"_featured":0,"_remote_position":0,"_job_salary":"","_job_salary_currency":"","_job_salary_unit":"","_apply_link":"","_hide_expiration":"0","_company_facebook":""},"job_listing_region":[192],"job-categories":[64],"job-types":[2],"job_listing_tag":[242,1435],"class_list":{"0":"post-43041","1":"job_listing","2":"type-job_listing","3":"status-publish","4":"has-post-thumbnail","5":"hentry","6":"job_listing_region-usa-midwest","7":"job_listing_category-construction","8":"job_listing_type-full-time","9":"job_listing_tag-reit","10":"job_listing_tag-retail","12":"job-type-full-time"},"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.4 -
