About the role:<\/p>\n
The Senior Property Manager is responsible to protect,\u00a0maintain\u00a0and enhance the value of commercial real estate assets, including providing outstanding responsiveness and service to tenants\u00a0in accordance with\u00a0Sabey Corporation goals and\u00a0objectives\u00a0including but not limited to growth and profit. Senior Property Manager reports directly to the Director of Property Management\u00a0and has two direct reports: Property Manager & Property Coordinator.<\/p>\n

What you will be doing:<\/p>\n
Direct the\u00a0day to day\u00a0activities of responding to tenant issues, maintenance, loss prevention, risk management, safety\/security, and other operational functions.\u00a0Serve as the primary contact\/coordinator to\u00a0assure\u00a0that the operational efforts fully meet and exceed the clients\/tenants’ expectations.
\nCustomer\/Tenant Relations and Retention. This includes resolution of tenant issues (i.e.\u00a0janitorial, parking, billing, and many other\u00a0various items), regular tenant meetings to ensure satisfaction. Implement and\u00a0maintain\u00a0tenant retention\/marketing program designed by Leasing Team to\u00a0retain\u00a0existing tenants and to attract new tenants based on assuring a clean, well-maintained building, excellent relations with tenants, and knowledge of competing buildings in the marketplace.
\nProvide collaboration,\u00a0planning\u00a0and administration for long and short-term strategic goals as it relates to operations and capital projects.
\nInter-department Collaboration.\u202f This includes working with the accounting department for proper financial completion (variances, reforecasting, GL\u00a0Review).\u202f Working with construction, if applicable, on tenant improvements.\u202f\u00a0Working with leasing for coordination of property tours, vacant\u00a0suites\u00a0or financial information.
\nImplements contracts for services of security, janitorial, preventative maintenance, and other contracted services performed at the properties\u00a0in accordance with\u00a0Sabey Corporation\u2019s expectations under the direction of the VP and PM OPs. Oversees purchases of supplies and equipment at properties\u00a0in accordance with\u00a0the budget.
\nCreates annual budgets and 5-year Capital plans with analysis and executive summaries for assigned properties.
\nContributes to the management of expenses and collection of income and with the goal of producing the maximum economic benefit to the property and Sabey\u00a0Corporation. To analyze monthly financial statements, including operating variances from budget, cash\u00a0management\u00a0and oversee collection of receivables.\u00a0Familiar with Yardi accounting system a plus.
\nResponsible for assuring accuracy and coding of invoices paid on behalf of the operating budget and the accuracy of the reconciliation of Building Operating Expenses and the process of tenant reconciliation.
\nAnalyzes the operating results of the property and\u00a0reports on\u00a0its relationship to the management plan and operating budget, making recommendations for adjustments to enhance the performance of the property as needed.
\nBe knowledgeable in the local and regional real estate market by reading publications,\u00a0establishing\u00a0relationships with other industry\u00a0experts\u00a0and involvement in real estate educational programs.
\nWhat we would like to see from you:<\/p>\n
Bachelor\u2019s degree or\u00a0directly related\u00a0equivalent experience.
\n7+ years of experience managing commercial properties.
\nIndustry Related Education or Certification, Professional CPM or RPA designation\u202fpreferred.
\nWorking knowledge of Microsoft Office\u00a0Suite\u202f.
\nAbility to analyze financial statements and personal\/company asset balance sheets and operating income reports.
\nTime management skills \u2013 must be able to respond promptly to project requests, prioritize assignments, and multi-task as needed.
\nStrong interpersonal skills \u2013 ability\u00a0communicate\u00a0effectively and professionally with all levels of Sabey\u00a0employees\u202f.
\nAdvanced knowledge of the English language \u2013 must be able to\u00a0demonstrate\u00a0strong written and oral expression and comprehension.
\nStrong people\u00a0management skills \u2013 must be able to manage Building Engineers and subcontractors.
