{"id":43687,"date":"2026-05-04T12:32:00","date_gmt":"2026-05-04T17:32:00","guid":{"rendered":"https:\/\/www.adventuresincre.com\/acrejobs\/?post_type=job_listing&#038;p=43687"},"modified":"2026-05-04T23:53:31","modified_gmt":"2026-05-05T04:53:31","slug":"land-development-manager-35","status":"publish","type":"job_listing","link":"https:\/\/www.adventuresincre.com\/acrejobs\/job\/land-development-manager-35\/","title":{"rendered":"Land Development Manager"},"content":{"rendered":"<div class=\"qualifications\">\n<p>The Land Development Manager will manage engineering design, estimating, budgeting, development, and dedication of site improvements of our communities and assist with feasibility studies (due diligence) for new acquisitions.<\/p>\n<h2>What are the primary responsibilities?<\/h2>\n<p><strong>Field Operations<\/strong><\/p>\n<ul>\n<li>Overseeing daily land development field operations on multiple projects<\/li>\n<li>Managing contractors, verifying work completed\/monitoring progress<\/li>\n<li>Meeting with governmental agencies\/inspectors\/HOA\u2019s<\/li>\n<li>Coordinating land development work with homebuilding operations<\/li>\n<li>Project dedication and bond release work<\/li>\n<\/ul>\n<p><strong>Entitlements<\/strong><\/p>\n<ul>\n<li>Request proposals, preparation &amp; bid solicitation, negotiation, award, and contracting for professional services, attorneys &amp; consultants<\/li>\n<li>Manage &amp; direct engineering &amp; professional consultant objectives, schedules &amp; work product<\/li>\n<li>Facilitate project approvals\/entitlements\/land use and zoning changes through coordination with sellers, brokers, agency review staff, governmental officials, elected officials, &amp; Toll Ops.<\/li>\n<li>Initiate &amp; obtain wetlands permits, Environmental Site Assessments, noise, fiscal &amp; transportation studies as needed for approvals &amp; Zoning efforts<\/li>\n<li>Work with utility consultants &amp; provide load requirements &amp; assist with franchise utilities (electric, gas, telephone, CATV, water, sewer) dry utility layout<\/li>\n<li>Assist with preparation of HOA documents, possibly serve on HOA BOD\u2019s<\/li>\n<li>Track, monitor, update project approvals timelines &amp; schedules &amp; routinely distribute to team<\/li>\n<\/ul>\n<p><strong>Office Operations<\/strong><\/p>\n<ul>\n<li>Establish &amp; maintain accurate project development schedules<\/li>\n<li>Establish &amp; maintain accurate project development budgets<\/li>\n<li>Invoice review\/approval\/coding, issuing Purchase Orders &amp; Change Orders<\/li>\n<li>Analyses and negotiations of bids\/contracts\/change orders<\/li>\n<li>Land Acquisition Support \u2013 Assist or lead with project Due<\/li>\n<li>Diligence efforts (entitlements &amp;
