Responsibilities will include:<\/p>\n<h2>Key responsibilities<\/h2>\n<p>Asset Management:<\/p>\n<ul>\n<li>Assist with the assets performance and the operating management.<\/li>\n<li>Prepare and complete and review annual business plans and asset management initiatives.<\/li>\n<li>Implement the agreed asset management initiatives, capex programme, and renewal\/lease up targets.<\/li>\n<li>Negotiate and execute lease transactions.<\/li>\n<li>Assist in making value add business cases profitable.<\/li>\n<li>Coordinate and support research in all areas of real estate<\/li>\n<li>Instruct, coordinate and supervise external professional teams (property and facility management, lawyers, brokers etc)<\/li>\n<li>Prepare periodic reporting to investors, analysis and explanation of variances.<\/li>\n<li>Assist in data collection of quarterly\/annual property valuation process and review them.<\/li>\n<li>Experience in ESG related operational topics<\/li>\n<\/ul>\n<p>Portfolio Management \/ Analytics:<\/p>\n<ul>\n<li>Provide forecasting and analytical capabilities at the asset, portfolio and fund level for the Funds<\/li>\n<li>Support the fund and portfolio manager through providing analysis of strategic and tactical property portfolio and fund level investment and management decisions<\/li>\n<li>Assist the local portfolio manager in the underwriting of new investment opportunities or potential dispositions.<\/li>\n<li>Present to Board and Investment committee.<\/li>\n<li>Provide quarterly investment reporting accordingly.<\/li>\n<\/ul>\n<h2>Qualifications &amp; Experience Required<\/h2>\n<ul>\n<li>Bachelors or Master\u2019s degree.<\/li>\n<li>High proficiency in English and German<\/li>\n<li>Financial, analytical, and modelling skills (experienced user of Excel).<\/li>\n<li>3-5 years\u2019 experience in real estate asset management. Experience in logistics sector preferred.<\/li>\n<li>Knowledge and experience in PE\/value add environment preferred.<\/li>\n<li>Knowledge and experience of local law concerning general real estate matters.<\/li>\n<li>Understanding of tenant mix, performance, and operations.<\/li>\n<li>Demonstrable interest in ESG investing in Real Estate and its application<\/li>\n<li>Experience of Argus AE software desirable.<\/li>\n<\/ul>\n<h2>Competencies Required<\/h2>\n<ul>\n<li>Initiative, hands-on and self\u2010motivation.<\/li>\n<li>Positive can-do attitude, with the drive and ambition to deliver<\/li>\n<li>Ability to interact effectively with a dispersed and diverse stakeholder group.<\/li>\n<li>Strong communication skills.<\/li>\n<li>Team work<\/li>\n<li>Act in line with Nuveen Real Estate\u2019s Company Values<\/li>\n<\/ul>\n<p>Source: <a href=\"https:\/\/careers.tiaa.org\/real-estate-asset-management-associate\/job\/A76AA4B016A1BBA2EE2D2520AF8A901A\">Nuveen&#8217;s Career Page<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>The Associate will join Nuveen\u2019s German Real Estate team.
