This Officer position takes responsibility for managing development activities for land and building developments including site pursuit, land due diligence, entitlement, design and construction of industrial \/ warehouse facilities (both speculative and build-to-suit) for ground-up and complex repositioned projects in those markets.<\/p>\n<p>In addition to leading key projects, this individual will potentially coach a team of development management professionals ensuring development portfolio delivery. Responsibilities include forecasting development activities, providing cost and schedule information for investment memos, leading the technical side of the entitlement process, design management and optimization, contractor bidding, and construction management.\u202f Key success factors include: partnering with the local deployment team, enabling excellent communication with regional stakeholders, innovating and implementing development best practices, and active mentoring and management of a best-in-class development team.<\/p>\n<p>The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence and professionalism. The position resides in our East Rutherford, New Jersey office (with regular travel to other in-market offices including NYC and Mt. Laurel, NJ) and interacts daily with Prologis development, deployment, operations and leasing teams. The position reports to the SVP, Regional Head of Development \u2013 East Region.<\/p>\n<h2>Key responsibilities include:<\/h2>\n<ul>\n<li>Manage and coach the local Prologis Development team across performance, staffing and growth.<\/li>\n<li>Managing all development aspects for speculative vertical, land infrastructure and build-to-suit projects including the entitlement, design, permitting and construction processes.<\/li>\n<li>Lead and be accountable for every facet of the development process including:<\/li>\n<li>Partnering with the Investment Officer in evaluating land and building acquisitions.<\/li>\n<li>Engaging and managing design professionals and consultants.<\/li>\n<li>Developing schedule, budget and plans for projects ranging in cost from $100,000 to $500,000,000+.<\/li>\n<li>Leading project municipal approvals process from acquisition, and entitlements through project permitting.<\/li>\n<li>Providing conceptual and pre-construction estimating for all aspects of development.<\/li>\n<li>Managing procurement of project permits and approvals.<\/li>\n<li>Conducting bid RFPs, contractor negotiations, and award process for construction work.<\/li>\n<li>Leading regular project team meetings and conduct onsite inspections of progress, safety &amp; quality.<\/li>\n<li>Ensuring proper project closeout and transition to property management team.<\/li>\n<li>Effectively communicating prudent information regarding project status to team members and senior leadership throughout the company.<\/li>\n<li>Develop and strengthen relationships with local jurisdictions, general contractors and design consultants.<\/li>\n<li>Monitor trends in the local construction market including materials pricing, labor costs, labor availability, and trade partner relationships.<\/li>\n<li>Ensure customer satisfaction and exceed customers\u2019 expectations on each project.<\/li>\n<li>Collaboration with all internal stakeholders; such as Global Development, Capital Deployment, Legal, Customer Led Development (CLD), Procurement, Leasing and Regional Property Management, Energy, Mobility, Essentials, etc.<\/li>\n<li>Drive impact of lean construction, GC bid negotiations and design optimization against targets.<\/li>\n<li>Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis\u2019 developments without compromising functionality or life cycle costs.<\/li>\n<\/ul>\n<h2>Building blocks for success<\/h2>\n<p><strong>Required:<\/strong><\/p>\n<ul>\n<li>Minimum of 10 years of experience working in the field of land development and\/or construction management.<\/li>\n<li>Industrial experience with three or more of the following products desired: speculative warehouse, manufacturing, e-commerce, 3PL, data center, industrial outdoor storage.<\/li>\n<li>Experience championing a project from acquisition through due diligence, entitlements and permitting.<\/li>\n<li>Self\u2010motivated with ability to multi\u2010task and prioritize with minimal direction.<\/li>\n<li>Bring a positive attitude, team-player attitude, and customer service mindset. Promote the Prologis brand with enthusiasm.<\/li>\n<li>Maintain computer proficiency: Excel, Word, Outlook, PowerPoint, MS Project, Google Earth, Adobe Acrobat.<\/li>\n<li>Display excellent written and verbal communication skills.<\/li>\n<li>Proactive in approaching solutions and problem solving.<\/li>\n<li>Work and manage a team well under pressure.<\/li>\n<li>Promote a positive, can-do attitude with a real focus on efficiency and effectiveness.<\/li>\n<li>Ability to travel approximately 35% of the time.<\/li>\n<\/ul>\n<h2>Preferred:<\/h2>\n<ul>\n<li>Bachelor of Science in Construction Management, Architecture, or Engineering, or relevant equivalent experience preferred.<\/li>\n<li>If education is strictly in engineering, architecture or real estate\u202fdevelopment, applicant should have a minimum of three concurrent years\u2019 experience working on construction projects.<\/li>\n<li>Project management experience with a general contractor or owners representative is preferred.<\/li>\n<li>Demonstrate willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed.
