This is a hands-on role owning the full lifecycle\u2014feasibility, entitlement, design, execution, and delivery.<\/p>\n<p>You\u2019ll work across internal teams and external partners to move deals forward, manage risk, and drive projects to successful outcomes.<\/p>\n<h2>What You\u2019ll Do:<\/h2>\n<p><strong>Own the project lifecycle<\/strong><\/p>\n<ul>\n<li>Lead projects from site evaluation through stabilization<\/li>\n<li>Build and evaluate feasibility: entitlements, market, financials, environmental and engineering<\/li>\n<li>Prepare investment materials and recommendations for internal approvals (MIC)<\/li>\n<li>Manage contracts, risk, and overall deal strategy<\/li>\n<li>Deliver clear monthly project updates<\/li>\n<\/ul>\n<p><strong>Drive execution through partners<\/strong><\/p>\n<ul>\n<li>Manage architects, engineers, planners, and other consultants<\/li>\n<li>Lead design process and ensure deliverables hit scope, schedule, and budget<\/li>\n<li>Oversee vendor selection and performance at an executive level<\/li>\n<\/ul>\n<p><strong>Lead cross-functional teams<\/strong><\/p>\n<ul>\n<li>Run asset teams across Development, Construction, Design, and Operations<\/li>\n<li>Align stakeholders and keep projects moving<\/li>\n<\/ul>\n<p><strong>Navigate entitlements<\/strong><\/p>\n<ul>\n<li>Own the entitlement process end-to-end<\/li>\n<li>Work directly with municipalities, land use attorneys, and consultants<\/li>\n<li>Participate in hearings and approvals, manage timelines and risk<\/li>\n<\/ul>\n<p><strong>Source new deals<\/strong><\/p>\n<ul>\n<li>Identify and help advance new development opportunities<\/li>\n<\/ul>\n<h2>What You Bring<\/h2>\n<ul>\n<li>~7+ years in real estate development (or closely related field)<\/li>\n<li>Direct experience running development deals\u2014not just supporting<\/li>\n<li>Strong understanding of entitlements, financial underwriting, and project execution<\/li>\n<li>Proven ability to manage consultants, vendors, and internal stakeholders<\/li>\n<li>Comfortable operating at both strategy level and in the weeds<\/li>\n<\/ul>\n<p><strong>Education<\/strong><\/p>\n<ul>\n<li>Bachelor\u2019s required<\/li>\n<li>MBA or Master\u2019s in Real Estate (or similar) is a plus<\/li>\n<\/ul>\n<p><strong>Nice to have<\/strong><\/p>\n<ul>\n<li>LEED or other industry certifications<\/li>\n<\/ul>\n<p>Source: <a href=\"https:\/\/jobs.avalonbay.com\/job\/charlotte\/director-sr-director-development\/125\/95953975504\" target=\"_blank\" rel=\"noopener noreferrer\">Avalon Bay Career Page<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>We\u2019re looking for a Development Director \/ Senior Development Director to lead multiple multifamily and mixed-use projects from initial deal evaluation through stabilization.
