{"id":44259,"date":"2026-06-09T18:44:25","date_gmt":"2026-06-09T23:44:25","guid":{"rendered":"https:\/\/www.adventuresincre.com\/acrejobs\/?post_type=job_listing&#038;p=44259"},"modified":"2026-06-09T00:59:50","modified_gmt":"2026-06-09T05:59:50","slug":"associate-transactions-8","status":"publish","type":"job_listing","link":"https:\/\/www.adventuresincre.com\/acrejobs\/job\/associate-transactions-8\/","title":{"rendered":"Associate &#8211; Transactions"},"content":{"rendered":"<h2>Responsibilities:<\/h2>\n<ul>\n<li>Assembling and modifying discounted cash \ufb02ow projection models with respect to an investment, utilizing both Excel and Argus<\/li>\n<li>Assist with all due diligence relating to new investments including but not limited to the review of third party environmental and engineering reports, title, survey, historical \ufb01nancial statements, leases, and market research<\/li>\n<li>Assembling and drafting investment memos to be presented to Clarion Partners and client investment committees<\/li>\n<li>Monitor and analyze the \ufb01nancial performance of properties and portfolios<\/li>\n<li>Create\/maintain portfolio models<\/li>\n<li>Assist with \ufb01nancing and disposition transactions<\/li>\n<li>Assist with preparation and review of portfolio level and client reports<\/li>\n<li>Prepare ad-hoc reports when needed<\/li>\n<li>Assist with special projects as needed<\/li>\n<li>Projections: Assemble and modify cash \ufb02ow projection models with respect to an investment, utilizing both Argus and Excel. Utilize judgment, develop and form strong opinions on various underwriting assumptions and appropriate pricing\/return parameters<\/li>\n<li>Investment Memoranda: Prepare and assist in the presentation of Preliminary and Final Investment Memoranda to the Investment Committee and to Portolio Management personnel. Involves substantial data review and writing<\/li>\n<li>Due Diligence and Closing: Undertake all due diligence responsibilities including detailed analyses of a property\u2019s title and entitlement status, engineering and environmental condition, tenants and in-place lease review, operations and related \ufb01nancial statement review, analysis of market and competitive position, and other typical pertinent due diligence issues. Involves substantial data collection and review. Monitor transaction progress and coordinate closing<\/li>\n<li>Assist with \ufb01nancing<\/li>\n<li>Prepare ad-hoc reports when needed; assist with special projects as needed<\/li>\n<li>Up to 25% of the analyst\u2019s time may be spent on asset management, portfolio management, or research tasks<\/li>\n<\/ul>\n<h2>Qualifications:<\/h2>\n<ul>\n<li><strong>Education:<\/strong> Bachelor\u2019s degree in real estate or \ufb01nance; advanced degree is a plus<\/li>\n<li><strong>Associate<\/strong> Experience: 3-6 years postgraduate experience<\/li>\n<li>Strong skills in \ufb01nancial analysis and modeling; high competency in preparing cash \ufb02ows<\/li>\n<li>Proven track record of success deploying capital into investments that generate projected returns and create long-term value for all stakeholders<\/li>\n<li>Experience in investment underwriting both commercial and residential asset types.
