The role focuses on financial analysis and valuation models, utilizing Net Present Value (NPV), Internal Rate of Return (IRR), and Discounted Cash Flow (DCF). The responsibilities encompass a range of analytical support from annual property valuations and underwriting for leases and acquisitions, to preparing investment theses and actively participating in the creation and monitoring of property business plans and performance. Additionally, the role involves market research and cross-functional collaboration with property teams to inform financial and strategic decisions.<\/p>\n<h2>Key Responsibilities:<\/h2>\n<ul>\n<li>Support the development and execution of property-level business plans to maximize financial performance.<\/li>\n<li>Model and analyze financial concepts, including NPV, IRR, and DCF; maintain ARGUS and Excel models for assigned properties.<\/li>\n<li>Conduct annual internal property valuations and provide analytical \/ underwriting support for leases, tenant credit reviews, capital investments, new developments, and acquisitions.<\/li>\n<li>Prepare investment theses, deliverables, and financial exhibits to support key investment decisions and present to executive leadership.<\/li>\n<li>Participate in quarterly property reviews and forecasts, creating summary reports on budget variances, occupancy, and operating metrics.<\/li>\n<li>Monitor and collect data on market conditions, pricing trends, and competitor research to support asset and portfolio strategies.<\/li>\n<li>Build a network with leasing and capital markets brokers and other operators.<\/li>\n<li>Work closely with property operations, leasing, and asset management teams to gather input for business plans and valuation\/investment analysis.<\/li>\n<\/ul>\n<h2>Additional Skills:<\/h2>\n<ul>\n<li>Strategic mindset with the ability to influence decision-making<\/li>\n<li>Ability to execute at a high level in a fast-paced environment and lead projects from start to finish<\/li>\n<li>Excellent communication and presentation skills<\/li>\n<li>Expertise in Excel, ARGUS, and financial modeling with strong underwriting skills<\/li>\n<li>Understanding of commercial office leasing, including negotiations, and property cash flows<\/li>\n<\/ul>\n<h2>Preferred Education:<\/h2>\n<ul>\n<li>Master\u2019s Degree (or equivalent experience)<\/li>\n<li>Business, Economics, Finance, or Real Estate<\/li>\n<\/ul>\n<h2>Preferred Years of Relevant Work Experience:<\/h2>\n<ul>\n<li>7+ years<\/li>\n<li>Progressive asset management or acquisitions experience in commercial real estateSource: <a href=\"https:\/\/careers.irvinecompany.com\/job\/Irvine-Director%2C-Asset-Management-Office-%28%24149%2C400-%24216%2C800%29-CA-92617\/1404504700\/\" target=\"_blank\" rel=\"noopener\">Irvine Company&#8217;s Career Page<\/a><\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>This strategic role supports the development and execution of property-level business plans, driving leasing and capital deployment strategies to maximize value for an assigned portfolio of commercial assets.
