Position Overview<\/strong><\/h2>\n

Pacific Urban Investors is seeking an\u00a0Associate, Portfolio Strategy\u00a0to join its Portfolio Management team in Los Angeles.<\/p>\n

This role is designed for a highly analytical professional who wants to build a career in institutional portfolio management. Working alongside senior investment leaders, the Associate will help oversee a national multifamily portfolio valued at more than $8 billion, contributing to portfolio strategy, capital allocation, financing, acquisitions, dispositions, and business planning.<\/p>\n

As a member of the Portfolio Management team, the Associate will work closely with leaders across our Asset Management, Acquisitions, Finance, and Research to support strategic decision-making throughout the investment lifecycle. The role offers meaningful responsibility from day one and a clear path toward increasing leadership within the investment platform. This is an on-site role that works from PUI\u2019s West Los Angeles office, 5 days per week.<\/p>\n

Key Responsibilities<\/strong><\/h2>\n

Portfolio Strategy:<\/em><\/p>\n

    \n
  • Evaluate acquisitions, dispositions, financings, recapitalizations, and other portfolio capital allocation decisions.<\/li>\n
  • Support portfolio construction, capital allocation, and strategic investment decisions.<\/li>\n
  • Analyze hold\/sell recommendations and strategic alternatives.<\/li>\n
  • Participate in quarterly portfolio reviews, annual business planning, and investment strategy discussions.<\/li>\n
  • Prepare recommendations and supporting analyses for senior investment leadership.<\/li>\n<\/ul>\n

    Financial Analysis:<\/em><\/p>\n

      \n
    • Build and maintain sophisticated financial models supporting investment decisions.<\/li>\n
    • Perform valuation analyses, cash flow forecasting, scenario analyses, and sensitivity analyses.<\/li>\n
    • Evaluate financing structures, leverage strategies, liquidity planning, and capital allocation alternatives.<\/li>\n
    • Analyze market trends and competitive dynamics impacting portfolio performance.<\/li>\n
    • Build analytical frameworks that support executive and investment committee decisions.<\/li>\n<\/ul>\n

      Strategic Initiatives:<\/em><\/p>\n

      • Collaborate across Portfolio Management, Asset Management, Acquisitions, Finance, and Research on strategic initiatives.<\/li>\n
      • Prepare presentations and analytical materials for executive leadership, investment committees, and institutional clients.<\/li>\n
      • Conduct complex ad hoc analyses supporting portfolio and firm-wide initiatives.<\/li>\n
      • Improve financial models, analytical tools, reporting capabilities, and investment processes.<\/li>\n
      • Identify opportunities to leverage technology, automation, and data analytics to improve investment decision-making.<\/li>\n<\/ul>\n

        Knowledge, Skills & Abilities<\/strong><\/h2>\n

        Required:<\/em><\/p>\n

          \n
        • Exceptional financial modeling, analytical, and problem-solving skills.<\/li>\n
        • Advanced proficiency in Microsoft Excel and PowerPoint.<\/li>\n
        • Experience working with complex financial models, large datasets, financial systems, and enterprise databases.<\/li>\n
        • Excellent written and verbal communication skills with the ability to present complex analyses clearly and concisely.<\/li>\n
        • Strong organizational skills and the ability to manage multiple priorities in a fast-paced environment.<\/li>\n
        • Demonstrated intellectual curiosity, initiative, sound judgment, and a collaborative approach.<\/li>\n<\/ul>\n

          Preferred:<\/em><\/p>\n

            \n
          • Exposure to institutional real estate investing, alternative investments, or private markets.<\/li>\n
          • Experience supporting investment decisions, capital allocation, portfolio management, or corporate strategy.<\/li>\n
          • Familiarity with business intelligence, visualization, database platforms, or analytical tools such as Power BI, SQL, Tableau, or similar technologies.<\/li>\n
          • Progress toward or completion of a CFA, CPA, or other relevant professional designation is a plus, but not required.<\/li>\n
          • Prior experience with multifamily real estate is beneficial.<\/li>\n<\/ul>\n

            Education & Experience<\/strong><\/h2>\n
              \n
            • Bachelor\u2019s degree in Finance, Economics, Business, Engineering, Mathematics, Accounting, or another quantitative discipline with a strong academic record.<\/li>\n
            • 3\u20135 years of experience in investment banking, management consulting, private equity, institutional investment management, corporate finance, strategic finance, real estate investment, or another rigorous analytical environment.<\/li>\n<\/ul>\n
