Working closely with senior investment professionals, you will evaluate new investment opportunities, prepare investment committee materials, coordinate due diligence, and assist with transaction execution from initial screening through closing.<\/p>\n<ul>\n<li>Source, evaluate, and underwrite office acquisition opportunities.<\/li>\n<li>Build and maintain detailed financial models in Excel and ARGUS.<\/li>\n<li>Perform market research, leasing and sales comparable analysis, investment valuations, and financial due diligence.<\/li>\n<li>Coordinate due diligence with legal counsel, consultants, brokers, lenders, and third-party advisors.<\/li>\n<li>Prepare investment committee memoranda and presentation materials.<\/li>\n<li>Assist in negotiating purchase agreements, LOIs, and transaction documentation.<\/li>\n<li>Support transaction execution through closing and transition to asset management.<\/li>\n<li>Develop and maintain relationships with brokers, owners, lenders, and market participants to identify new acquisition opportunities.<\/li>\n<li>Monitor office market fundamentals, capital markets activity, and competitive investment opportunities.<\/li>\n<li>Provide analytical and transaction support throughout the acquisition process, from initial opportunity evaluation through closing.<\/li>\n<li>Serves as a member of various project teams as required to facilitate company needs.<\/li>\n<li>Acts as a team member with all Hines employees.<\/li>\n<li>Complies with all Hines policies and procedures.<\/li>\n<\/ul>\n<h2>Qualifications<\/h2>\n<p><strong>Minimum Requirements include:<\/strong><\/p>\n<ul>\n<li>Bachelor\u2019s degree and related experience considered in lieu of post undergraduate studies; MBA preferred.<\/li>\n<li>Three or more years of commercial real estate investment or acquisitions experience.<\/li>\n<li>Institutional office acquisitions experience with a leading brokerage, private equity real estate firm, REIT, investment manager, or developer with an active acquisitions platform preferred.<\/li>\n<li>Demonstrated experience underwriting and executing commercial real estate acquisition transactions.<\/li>\n<li>Strong financial modeling experience utilizing Excel and ARGUS.<\/li>\n<li>Work experience or educational background in finance, real estate, economics, math, engineering, or a related discipline preferred.<\/li>\n<li>Advanced proficiency in Excel and ARGUS Enterprise.<\/li>\n<li>Strong financial modeling, valuation, and investment analysis skills.<\/li>\n<li>Analyze real estate and industry trends from a strategic point of view; Analyze and interpret various types of data to draw conclusions and solve problems.<\/li>\n<li>Perform numerical and financial calculations and analysis.<\/li>\n<li>Exchange ideas, information, and opinions with others to formulate policies and programs and\/or arrive jointly at decisions, conclusions, or solutions.<\/li>\n<li>Possess excellent interpersonal skills.<\/li>\n<li>Think creatively and contribute to project success.<\/li>\n<li>Successfully manage a variety of tasks within a tight time schedule.<\/li>\n<li>Demonstrate strong initiative and ability to work independently with minimal oversight.<\/li>\n<li>Interact with employees, visitors, and business partners with poise and diplomacy.<\/li>\n<li>Establish and maintain a cooperative working atmosphere among staff.<\/li>\n<li>Ability to leverage technology and internet to perform all job functions at the highest level.<\/li>\n<li>Possesses the highest degree of integrity.<\/li>\n<li>Ability to analyze real estate from a strategic point of view.<\/li>\n<li>Compensation: $147,200 &#8211; $165,000<\/li>\n<\/ul>\n<p>Source: <a href=\"https:\/\/careers-hines.icims.com\/jobs\/14327\/associate---acquisition\/job?mobile=false&amp;width=1076&amp;height=500&amp;bga=true&amp;needsRedirect=false&amp;jan1offset=480&amp;jun1offset=480\" target=\"_blank\" rel=\"noopener noreferrer\">Hines&#8217;s Career Page<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>As an Associate with Hines, you will support the sourcing, underwriting, due diligence, execution, and asset transition of office acquisition opportunities throughout Northern California.
