This individual will work closely with senior investment professionals and portfolio managers while serving as a key interface with operating partners, borrowers, brokers, lenders, and third-party advisors.<\/p>\n<h2>RESPONSIBILITIES<\/h2>\n<p><strong>Investment Sourcing &amp; Origination<\/strong><\/p>\n<ul>\n<li>Identify, source, and evaluate new investment opportunities across property sectors, markets, and capital structures.<\/li>\n<li>Develop and maintain relationships with owners, operators, developers, brokers, lenders, and industry participants to create differentiated deal flow.<\/li>\n<li>Originate off-market and negotiated transaction opportunities and represent PIMCO in the marketplace as a senior member of the investment team.<\/li>\n<li>Drive investment pipeline development and contribute to strategic investment themes and sector initiatives.<\/li>\n<\/ul>\n<p><strong>Underwriting &amp; Investment Analysis<\/strong><\/p>\n<ul>\n<li>Lead comprehensive underwriting and valuation analyses for direct acquisitions, developments, recapitalizations, joint ventures, structured equity investments, and portfolio transactions.<\/li>\n<li>Build, review, and challenge sophisticated financial models to assess returns, risk scenarios, capital structures, and sensitivities.<\/li>\n<li>Evaluate market fundamentals, business plans, leasing assumptions, operating strategies, development risks, and exit scenarios.<\/li>\n<li>Form independent investment views and make recommendations regarding transaction structure, risk mitigation, and portfolio fit.<\/li>\n<\/ul>\n<p><strong>Transaction Execution<\/strong><\/p>\n<ul>\n<li>Lead all phases of transaction execution from initial screening through closing.<\/li>\n<li>Coordinate and oversee due diligence efforts, including legal, accounting, tax, environmental, engineering, title, leasing, and operational reviews.<\/li>\n<li>Structure and negotiate acquisition agreements, joint venture agreements, operating agreements, financing documents, and other key transaction documentation.<\/li>\n<li>Manage internal and external stakeholders to ensure efficient execution and successful transaction outcomes.<\/li>\n<\/ul>\n<p><strong>Portfolio &amp; Asset Management<\/strong><\/p>\n<ul>\n<li>Oversee the performance of assigned investments and actively participate in value creation initiatives.<\/li>\n<li>Partner with operating partners and asset managers to develop, refine, and execute business plans.<\/li>\n<li>Monitor investment performance relative to underwriting assumptions and identify opportunities to enhance returns or mitigate risks.<\/li>\n<li>Participate in financing, refinancing, recapitalization, hold\/sell analyses, and disposition strategies.<\/li>\n<\/ul>\n<p><strong>Investment Committee &amp; Strategic Leadership<\/strong><\/p>\n<ul>\n<li>Lead the preparation and presentation of Investment Committee memoranda and recommendations.<\/li>\n<li>Present investment opportunities to senior management, portfolio managers, and investment committees.<\/li>\n<li>Contribute to portfolio construction discussions, capital allocation decisions, and market strategy formulation.<\/li>\n<li>Provide thought leadership regarding sector trends, market dynamics, and emerging opportunities.<\/li>\n<\/ul>\n<p><strong>Team Leadership &amp; Mentorship<\/strong><\/p>\n<ul>\n<li>Mentor and develop Associates and junior investment professionals.<\/li>\n<li>Review underwriting models, investment materials, and transaction analyses produced by junior team members.<\/li>\n<li>Foster a collaborative, high-performance team environment and serve as a role model for PIMCO&#8217;s culture and values.<\/li>\n<\/ul>\n<h2>REQUIREMENTS<\/h2>\n<ul>\n<li>6-12 years of relevant experience in real estate private equity, acquisitions, investment management, real estate investment banking, or institutional real estate investing.<\/li>\n<li>Demonstrated experience leading the underwriting and execution of commercial real estate transactions.<\/li>\n<li>Strong understanding of property-level underwriting, portfolio analysis, market fundamentals, debt financing, and joint venture structures.<\/li>\n<li>Proven ability to manage transactions independently and coordinate multiple workstreams simultaneously.<\/li>\n<li>Established industry relationships and a history of generating actionable investment opportunities.<\/li>\n<li>Ability to independently lead transactions from origination through closing and ongoing asset management.<\/li>\n<li>Demonstrated success presenting investment recommendations to senior investment committees and executive stakeholders.<\/li>\n<li>Deep understanding of commercial real estate markets, investment strategies, capital markets, and portfolio construction.<\/li>\n<\/ul>\n<h2>Preferred Qualifications<\/h2>\n<ul>\n<li>Experience investing across multiple property sectors, including industrial, multifamily, residential, hospitality, retail, and specialty asset classes.<\/li>\n<li>Background in core+ \/ NNN, value-add, opportunistic, and distressed investing strategies.<\/li>\n<li>MBA, CFA, CAIA, or other advanced professional designation preferred but not required.<\/li>\n<li>Strong academic credentials.<\/li>\n<\/ul>\n<p>Source: <a href=\"https:\/\/pimco.wd1.myworkdayjobs.com\/en-US\/pimco-careers\/job\/Newport-Beach-CA-USA\/Investment-Professional---CRE-Equity-Acquisitions_R106332?q=commercial%20real%20estate\">Pimco&#8217;s Career Page<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>This role will be instrumental in sourcing, underwriting, structuring, executing, and managing real estate equity investments on behalf of PREO, REFLX, and other PIMCO investment vehicles.
