We are looking for a motivated Acquisitions Manager to join our growing team and take deals from initial opportunity through the closing table.<\/p>\n
What You\u2019ll Do
\nIdentify and source commercial real estate acquisition opportunities.
\nBuild and maintain relationships with brokers, owners, and other industry professionals.
\nAnalyze potential acquisitions, including property financials, rent rolls, market data, and comparable sales.
\nEvaluate opportunities and determine potential acquisition strategies.
\nPrepare and submit offers and letters of intent.
\nNegotiate with sellers and brokers.
\nCoordinate due diligence and work with internal team members and outside professionals throughout the transaction.
\nManage opportunities through the acquisition pipeline and help carry qualified deals to closing.
\nStay informed about local market conditions, property values, and investment opportunities.
\nOur Acquisition Focus
\nWe primarily target retail and industrial properties ranging from approximately 50,000 to 120,000+ square feet in:<\/p>\n
New England
\nPennsylvania
\nUpstate New York
\nWe focus on identifying value-add opportunities, including properties with lease-up potential, operational improvements, and other opportunities to increase property value.<\/p>\n
What We\u2019re Looking For
\nActive real estate license or eligibility to obtain one in a target market.
\n2+ years of experience in commercial real estate acquisitions, brokerage, investment sales, or a related field.
\nExperience with retail, industrial, or mixed-use commercial properties.
\nStrong understanding of comparable sales, property valuation, and market analysis.
\nStrong negotiation and communication skills.
\nAbility to build and maintain broker and seller relationships.
\nSelf-motivated, organized, and detail-oriented.
\nComfortable working independently in a remote environment.
\nHigh level of honesty, integrity, and professionalism.
\nWhat to Expect
\nYour first 90 days will focus on onboarding, training, learning our systems, and understanding our acquisition process and deal flow. From there, you\u2019ll increasingly take ownership of sourcing opportunities, communicating with sellers and brokers, submitting offers, and advancing qualified deals toward closing.<\/p>\n
Compensation
\nCommission-Based Opportunity \u2014 compensation is primarily based on successful deal closings.<\/p>\n
Compensation is structured around closed transactions, with approximately 1\u20133% per deal, depending on the transaction and role in the deal.<\/p>\n
Average deal sizes are approximately $3M\u2013$5M, with a goal of closing approximately 2 deals this year.<\/p>\n
