ABOUT THE ROLE<\/strong><\/h2>\n

We are hiring one person to own front-end deal discovery and own the acquisition pipeline from sourcing to closing. This is not a support seat behind a senior originator, you will build the funnel, work it, and defend what comes out of it to the Firm\u2019s principals. When Oro deploys capital over the next five years, it will largely be into deals you found.
\nThe role is weighted toward sourcing. Underwriting, diligence, and execution are part of it, but deal flow is how the job is measured.<\/p>\n

Founded in 1994, Oro Capital Advisors is a boutique real estate investment and investment management firm that has invested through more than three decades and multiple market cycles. We target distressed and value-add middle-market transactions of $12M\u2013$100M across multifamily, industrial, office, retail, and flex assets in more than a dozen states.
\nWe are a small firm and selective about what we pursue.<\/p>\n

WHAT YOU WILL OWN<\/strong><\/h2>\n
    \n
  • Sourcing<\/strong>. Build and maintain Oro\u2019s acquisition pipeline across brokered, off-market, direct-to-owner, lender-driven, and distressed channels.<\/li>\n
  • Broker and Capital Relationships<\/strong>. Represent Oro to the investment sales and debt brokerage community, special servicers, receivers, regional lenders, and position the firm to see opportunities early.<\/li>\n
  • Market Selection and Coverage<\/strong>. Recommend where Oro should be active and support it with submarket analysis; supply pipeline, employment drivers, rent trajectory, and basis.<\/li>\n
  • Screening and Underwriting<\/strong>. Filter opportunities efficiently and model the ones worth pursuing; acquisition and financing structures, stress cases, and exit sensitivities across property types.<\/li>\n
  • Firm Principal<\/strong>. Make the recommendation and defend your assumptions to the Firm\u2019s principal.<\/li>\n
  • Deal Execution<\/strong>. Drive LOI through closing, including legal, financing, and due diligence, including coordinating counsel, lenders, and third-party consultants with minimal supervision.<\/li>\n
  • Post-Closing Accountability<\/strong>. Own the outcome of the deals you recommend. Partner with asset management to execute the business plan and write periodic investor updates. If an acquisition underperforms, you are expected to stay involved, confront what went wrong, and put in the additional work needed to improve performance. Your responsibility does not end at closing.<\/li>\n
  • Note<\/strong>: this role is measured on deal flow, not capital raised. You will contribute to asset-management strategy and investor reporting on your own transactions; you will not carry a fundraising mandate.<\/li>\n<\/ul>\n

    WHAT SUCCESS LOOKS LIKE IN YEAR ONE<\/strong><\/h2>\n
      \n
    • A documented pipeline built from your own relationships.<\/li>\n
    • A meaningful share of that pipeline sourced off-market or ahead of formal marketing.<\/li>\n
    • Two to four closed acquisition transactions in the $25M\u2013$75M range that originated with you.<\/li>\n
    • Oro is on the shortlist of buyers that brokers call first in the markets you cover.<\/li>\n<\/ul>\n

      WHO YOU ARE<\/strong><\/h2>\n
        \n
      • Experience<\/strong>. 5+ years in real estate acquisitions, investment sales, or originations at an investment firm, PE platform, or institutional owner\/operator. Value-add and distressed experience is a strong plus.<\/li>\n
      • A verifiable sourcing track record<\/strong>. Be ready to walk us through deals you personally found; the channel, the relationship, the timeline, and the outcome.<\/li>\n
      • An existing broker, lender, and owner network<\/strong>. Either deep coverage of specific markets you would bring to us, or a demonstrated ability to establish credibility with the brokerage community in an unfamiliar market within a quarter. We are open on geography; we are not open on the network.<\/li>\n
      • Advanced Excel and financial modeling<\/strong>. You should be able to underwrite a deal yourself, quickly, without waiting for an analyst. Argus Enterprise is a plus.<\/li>\n
      • The discipline to pass<\/strong>. Most opportunities will not clear our thresholds, and we expect you to say so early.<\/li>\n
      • Clear, direct written communication<\/strong>. Investment memos and investor updates that make the case concisely.<\/li>\n
      • Willingness<\/strong> to travel regularly to markets and property sites.<\/li>\n
      • Bachelor\u2019s degree in real estate, finance, economics, business, or a related field.<\/li>\n
      • Must reside in, or relocate to, Greater Los Angeles.<\/li>\n<\/ul>\n

        HELPFUL, NOT REQUIRED<\/strong><\/h2>\n
          \n
        • Special servicer, receiver, note-sale, or REO channel experience.<\/li>\n
        • Debt placement experience or lender relationships in secondary and tertiary markets.<\/li>\n
        • Asset management or operating exposure \u2013 useful for underwriting execution risk honestly.<\/li>\n<\/ul>\n
