The model is working correctly. It was built to only show two tabs when you open the file. As you fill in the basic information on the Summary tab, the tabs you need to complete the model unhide. You can learn more by reading the Guide to Getting Started.

[A quick note on this topic a few months after answering this question: I’ve received this question numerous times since first releasing the model, and it makes sense that many are confused about this issue. The model includes dozens of tabs (and growing!), and so to improve user experience I’ve added functionality to automatically hide/show tabs depending on the specifics of the deal you’re modeling. The idea is you only have tabs open that you need. When you first open the model, you only need the Versions tab and the Summary tab. As you begin to fill out the Summary tab, the tabs you need to complete your analysis become available to you.]

The Unlevered_CF_Range is a custom named range I created in that model to track the unlevered cash flow. To see what values are in the range, in Excel to to Formulas>Name Manager, search for Unlevered_CF_Range and then click on the square blue/red button in the lower left of the Name Manager window.

That’s a fine idea! I’ll add it to my list for the next version.

This is one area where the model lacks precision relative to non-Excel based options. Built-in functionality limits manually input rent escalations to once every year, modeled in the same month as the lease start date.

However, if you’d like to add granularity, you can edit the monthly cash flows of individual tenants in the backend. This isn’t recommended unless you’re an advanced user and comfortable with the logic and methodology of the model, but it is possible. To do this:

    1) Set the Calculation Tabs’ navigation settings to ‘Show’ on the Summary tab
    2) Go to the ORI-Calc tab and unhid the 1st Gen Rent section
    3) Manually edit the tenant cash flows

    Good luck!

The other tabs are automatically hidden until you begin to enter information on the Summary tab. Read through the Guide to Getting Started, to help get you started.
