Some questions on the recovery calculations. With a Gross Rent lease, recovery amount would simply be set to 0.0%. With your model, can it work with a Semi-Gross Lease, or one with a Base Year? What about Admin Fees in lieu of Mgmt Fees, which are calculated on certain Operating Expenses (taxes, insurance often excluded)? Would this require a more comprehensive Recovery Module to handle these types of recoveries?
Yes, it would require a more comprehensive recovery module. As currently modeled, the user only has the ability to underwrite/forecast the expense recovery percentage for each tenant.
