Hi Spencer – is there a feature in the model that allows me to model rent escalation at a specified date that is on a different month than the month of acquisition? (for example, acquisition date is April 2017 but rent escalation is on October 2017 – it seems that the date of next escalation is, by default on April 2018).
This is one area where the model lacks precision relative to non-Excel based options. Built-in functionality limits manually input rent escalations to once every year, modeled in the same month as the lease start date.
However, if you’d like to add granularity, you can edit the monthly cash flows of individual tenants in the backend. This isn’t recommended unless you’re an advanced user and comfortable with the logic and methodology of the model, but it is possible. To do this:
1) Set the Calculation Tabs’ navigation settings to ‘Show’ on the Summary tab
2) Go to the ORI-Calc tab and unhid the 1st Gen Rent section
3) Manually edit the tenant cash flows
