    I completed the excel template and got my numbers right for case deliverable 1 but after I make the adjustments to the going-in cap rates as per my boss’s questioning in case deliverable 2, none of my return metrics are coming out right. I adjusted my going-in cap rate to 5.25% which lowered the purchase price to $111,558,403 but my return metrics are as follows:

    Unlevered IRR: 8.22%
    Equity Multiplier: 1.94x
    Profit: $107,717,861
