Position Summary
CAI Investments is seeking an Associate, Acquisitions & Dispositions to support the firm’s national investment and sales activity. This role will focus on sourcing, underwriting, and executing real estate transactions across multiple asset classes, while working cross-functionally with development, asset management, and capital markets teams.
The ideal candidate is a highly analytical, detail-oriented professional who thrives in an entrepreneurial environment and is eager to grow into a key contributor on a lean, fast-moving investment team.
Key Responsibilities
Acquisitions
Assist in sourcing and evaluating on- and off-market real estate opportunities nationwide.
Conduct underwriting, financial modeling, due diligence, and market research to support investment decisions.
Draft investment memos and presentations for internal review and capital partner discussions.
Support negotiations of purchase and sale agreements, JV structures, and capital stack terms.
Dispositions
Assist in the preparation and execution of asset sale strategies, ensuring targeted return thresholds are met.
Coordinate with brokerage firms on marketing materials, offering memoranda, and buyer outreach.
Support deal structuring, negotiations, and closing processes for dispositions and recapitalizations.
Cross-Functional Collaboration & Execution
Work closely with internal teams including asset management, development, accounting, and legal to ensure smooth handoff and execution of transactions.
Track and analyze market trends, tenant credit, and competitive landscapes to inform investment decisions.
Build and maintain relationships with brokers, lenders, operators, and capital partners.
Qualification
1–3 years of experience in real estate acquisitions, dispositions, investment banking, private equity, or related fields.
Strong analytical skills with proficiency in financial modeling and real estate valuation.
Familiarity with debt/equity structuring and transaction processes.
Highly motivated, resourceful, and comfortable working in an entrepreneurial, performance-driven environment.
Strong communication and presentation skills with the ability to interact with internal teams and external partners.

Job Type: Full-time
Pay: $90,000.00 – $110,000.00 per year
