The resource, under the direction of the Head of Asset Management and in coordination with the Fund Managers and other corporate functions, will be responsible for:
- supervise, organize and control the technical, maintenance and service management of the property as well as the relationship with the tenants, planning appropriate actions, promoting a continuous exchange of information with the other specialist functions and the Fund Manager also in relation to the opportunities for enhancing the value of the entrusted real estate portfolio;
- propose technical/commercial activities aimed at enhancing the assigned portfolio;
- verify that portfolio management, including in terms of assignment of tasks, works and contracts, is carried out according to the procedures in force from time to time by the SGR;
- manage operational relationships with Property Managers regarding the funds’ real estate assets, constantly verifying the adequacy of the level of service provided, issuing appropriate directives in order to ensure the pursuit of the funds’ strategies;
- monitor the correct execution of maintenance works and the cost trend in relation to the works themselves, providing the Finance function with all the information useful for feeding the management reports and forecasts;
- oversee the execution of inspections on properties, to verify the correct use of spaces and the state of conservation of the buildings and systems;
- verify the correct maintenance of the technical documentation of the properties (e.g. building/urban planning, land registry, systems documents) and its relative updating;
- maintain relationships with external bodies (municipalities, local health authorities, fire brigade, ENEL, etc.) regarding maintenance issues/regulatory adjustments/authorization requests, utility connections, etc.;
- support the Fund Manager in management activities aimed at marketing the properties;
- manage insurance claims;
- support the corporate functions involved in real estate investment processes by coordinating external professionals responsible for carrying out technical and environmental due diligence activities;
- support with reference to real estate disposal processes and manage the preparation, organisation and coordination of vendor data rooms.
Qualifications
Required:
- A degree in architecture or engineering
- 3/4 years of experience in Asset Management in an SGR or Real Estate company;
- Motivation and ability to work in a team;
- Ability to operate under tight deadlines and pressure;
- Interest in the real estate sector and desire to work in a dynamic and entrepreneurial environment;
- Good knowledge of the English language, both written and spoken;
- Mastery and autonomy in using the Microsoft Office package.
