CrestBay is a high-velocity infill industrial platform built by operators who closed 300+ transactions and deployed $2B. We’re looking for a promotion-blocked high performer with 3-5 years of infill industrial acquisitions experience who brings established broker relationships, proven deal sourcing, and deep market knowledge and is ready to own deals end-to-end without the bureaucracy. You know the difference between functional last-mile and obsolete shallow bay. You track market rents in Hialeah vs. Doral, you know which brokers control off-market flow, and you can explain why Northern New Jersey cap rates move differently than Sun Belt markets. But you’re waiting 18-24 months for promotion while doing VP-level work, watching deals die in committee, and seeing partners capture 100% of the upside you created.

What You’ll Own
This is 90% acquisitions
Deal Execution:
Lead high-volume infill industrial acquisitions across Florida (Miami, Tampa, Orlando), Atlanta, and Northern New Jersey
Own deals end-to-end: Off-market sourcing through your broker network, PSA negotiation, due diligence, and closing
Leverage existing broker relationships to source deals from day one, this role requires immediate sourcing capability
Lead underwriting and IC presentations with full P&L accountability
Manage multiple live opportunities using your deep understanding of market dynamics, pricing trends, and competitive positioning
Strategic Impact:
Shape market expansion by identifying new infill sub-market opportunities
Develop proprietary sourcing channels leveraging relationships you’ve already built
Build scalable systems (AI-assisted, broker CRM, deal tracking)
The Deal Environment:
Asset Class: Last-mile and shallow bay infill industrial (15K-100K SF)—supply-constrained urban/suburban markets, NOT big-box logistics
Deal Size: $5M-$25M (averaging $10M)
Volume: High-velocity platform. execute significantly more deals than most associates complete in 3-4 years at mega-funds
Markets: Florida, Atlanta, Northern New Jersey infill industrial or comparable MSAs where you have established relationships
Deal Types: Majority off-market and lightly marketed via your network
Who You Are:
Non-Negotiable Requirements:
-3-6 years institutional infill industrial acquisitions experience – You’ve led (not just supported) full acquisition cycles at a recognized platform (REIT, PE, large family office). You can build cash flow -models from scratch and defend assumptions in IC.
-Established broker relationships in target markets – You have existing relationships with brokers in Florida, Atlanta, Northern NJ (or similar infill hubs) and can source deals day one. Brokers call -YOU with off-market opportunities. You’ve personally originated transactions through your network.
-Deep infill industrial market expertise – You know the local players (who owns what, who overpays, who moves fast), you can quote current rents and comps without looking them up, and you understand sub-market dynamics and where the next 12-24 months of opportunity lie.
-High-volume platform experience – You’ve executed significant deal volume, can juggle multiple live deals simultaneously, and understand that market knowledge is essential for velocity. You know shallow bay vs. last mile, track functional obsolescence, and can articulate why Miami infill differs from Atlanta infill.
