AST Defeasance is the largest firm in its field nationwide, advising on several thousand commercial real estate finance transactions every year. Defeasance, our core specialty, is a sophisticated strategy commercial property owners use to pay off certain loans early by replacing the property as collateral with a portfolio of securities. Building on that expertise, we’ve expanded into rate cap advisory, commercial loan assumption and loan workouts, so we can support property owners at nearly every stage of a loan’s life.  We’re a boutique team, so there are no layers of hierarchy between you and the work. We provide top-tier mentorship – so once trained, you’ll be on active deals right away and your work will be seen and used.

The role

As a B2B specialist, you’ll generate new business across our commercial real estate lending and financial consulting lines. You’ll build relationships with property owners, brokers and referral sources by phone, email and in person.  You’ll be measured on contacts, engagements and closings – we reward your effort as much as we do your results.

What you’ll do

• Reach out to property owners, brokers and referral sources to build a pipeline of new opportunities
• Hold real conversations by phone, email and in person, and guide prospects toward a close
• Work and train alongside experienced colleagues on complex transactions, learning the trade of being a commercial debt advisor and solution artist
• Grow your skills through full training and hands-on deal experience

Compensation

• Base salary of $35,000 plus commission
• Year 1 earnings expectations: $50,000-$65,000, with uncapped commission structure
• Year 2 earnings expectations: $80,000-$100,000, with uncapped commission structure
• Sales Reps who successfully build their book of business have consistently reached $100,000+ in their second year.
