Analyst Responsibilities:
Within the Asset Management team, you will contribute to the strategy and value creation of a leading real estate portfolio in France, primarily composed of Living assets (student residences – PBSA, Build-to-Rent – BTR) as well as Retail assets. Working closely with Hines’ European teams and various internal and external stakeholders, you will participate in managing asset performance throughout their lifecycle.
As an Asset Management Analyst, you will support Asset Managers in defining and implementing asset valuation strategies. You will contribute to the development of business plans, the monitoring of financial and operational performance, the preparation of investor reports, and the performance of financial analyses to inform strategic decisions. You will also be involved in various aspects of asset management, including monitoring operations, value creation projects, marketing, work programs, and relationships with operators, property managers, and other partners.
The portfolio consists of prime assets located in Paris and the regions, representing approximately €1 billion in assets under management (AUM). It primarily covers the Living (PBSA, BTR) and Retail sectors, with diverse investment strategies ranging from Core to Value-Add.
Your duties will include, in particular:
Definition of the real estate strategy / Investor reporting
- Preparation and monitoring of the Business Plan by asset / by portfolio including in particular rental assumptions, Capex, disposal assumptions, etc.
- Scenario analysis (hold/sell analysis, business plan changes, renovations, etc.) and recommendations
- Responsibility for the model, the business plan, and coordination with the finance and accounting teams.
- Commitment to and monitoring of all expenses related to asset management
- Preparation of investor reports on the monitoring of real estate asset activity (operational and financial) and discussion with European Portfolio Management teams
- Participation in the monitoring and management of bank loans and, where applicable, in refinancing operations
- Monitoring and validation of heritage assessments
Analysis of Living Asset Performance
- Ensure the monitoring of the operational and financial performance of Living assets (PBSA, BTR) through the analysis of the main performance indicators: occupancy rate, rent levels, marketing rhythms, renewal rate, resident satisfaction and performance by asset type.
- Participate in budget reviews, forecasting exercises and variance analysis between budget, actual and forecasts in order to identify levers for performance improvement.
- Analyze the performance of operators and contribute to the identification of opportunities for value creation, both in terms of revenue and operating costs.
- Conduct market analyses, competitive studies and benchmarks in the Living sectors (PBSA, BTR) to support strategic decisions and asset valuation initiatives.
- To monitor market developments, new developments, industry trends and the practices of key operators.
- Contribute to the definition and implementation of asset valuation strategies, in particular through the analysis of commercial performance, rental policies, services offered to residents and projects to improve the customer experience.
- Monitor marketing campaigns, academic calendars and their impact on the operational performance of student residences, formulating optimization recommendations where relevant.
Operational Asset Management – Marketing
- Preparation of Letters of Intent (LOIs), financial modeling, negotiation of leases, renewals, amendments and protocols
- Participation in the development of communication and marketing plans for the commercialization of assets
Operational Asset Management – Monitoring of Works / Capex
- Participation in the implementation of work programs
- Participation in monitoring the work (project meetings, budget monitoring, arbitration, etc.)
Operational Asset Management – Operations
- Management of external or internal Property Managers, operations teams of our managed residences (apartments) and monitoring of operations
- Highlighting services and implementing ESG actions
- Tenant relations (ensuring satisfaction and monitoring the short and medium-term real estate strategy)
Operational Asset Management – Disposal
- Preparation and execution of sales (data room setup, marketing, investor recommendations, participation in SPA negotiations)
Qualifications
Profile:
- Business/engineering school or postgraduate university degree
- Financial and/or real estate specialization
- 1 to 2 years of experience in asset management, real estate investment, or development
SKILLS:
- Good command of financial and real estate analysis,
- good understanding of the operating models of Living assets (PBSA, BTR, Coliving)
- strong interest in managed housing and residential real estate markets;
- A knack for synthesis, quick thinking and intellectual curiosity
- Analytical skills, rigor, and a sense of priorities.
- Relational intelligence with clear and reliable written and oral communication
- Dynamic personality and team spirit,
- Knowledge of the real estate market
- Proficiency with computer tools (Excel, PowerPoint, etc.),
- Professional written and spoken English essential
