The Capital Markets Associate will be responsible for supporting strategic debt initiatives, financial modeling, and credit underwriting processes. This role will play a critical part in maintaining and enhancing the Company’s secured loan portfolio, driving analytics to support debt strategies, and partnering cross-functionally with internal stakeholders to support capital markets transactions. The ideal candidate will possess strong analytical capabilities, a detail-oriented mindset, and a collaborative approach to managing complex financial projects in a dynamic environment.
WHAT YOU WILL DO:
- Coordinate, manage and support Capital Markets in analysis, credit underwriting and presentations for both internal and external constituents.
- Manage and maintain the existing secured loan portfolio and analyze new secured loan options and scenarios.
- Monitor debt covenant compliance for the entire portfolio to ensure the Company is in compliance on all loan agreements.
- Review loan documents and negotiate the Company’s key terms and structure for secured loans.
- Create and manage various forecasts, scenario analyses, and ad hoc models for the department.
- Collaborate with Accounting, Finance, and Operations Teams as it relates to Capital Markets transactions or functions.
WHAT YOU WILL NEED:
- Bachelor’s degree (BA/BS) from a four-year college or university in Economics, Finance or related field; CFA or advanced degree a plus.
- 3+ years of experience in financial analysis or credit underwriting, commercial real estate or institutional banking industry experience.
- Professional experience in building and maintaining complex financial models.
- Extensive knowledge and experience with Microsoft Office (particularly Excel, but including Word, PowerPoint, etc.); experience with VBA, Power Query, Python is a plus.
- Strong analytical, organizational, attention to detail and accuracy, written and verbal communication skills.
- Self-motivated with strong interpersonal skills and effective collaborative working style.
- Familiarity with Yardi Voyager software is a plus.
WHAT THE JOB REQUIRES:

- Work is primarily conducted in an office setting. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers.
- The position includes in-person work requirements consistent with the hybrid policy located at Essex’s corporate office in Irvine. The hybrid policy is subject to change at Essex’s sole discretion.
- Minimal travel may be required for occasional meetings, training, or conferences.
