Overview

Fast-growing commercial real estate development and investment management firm based in Nashville, TN and focused on mixed-use urban infill and industrial projects. The Underwriting Associate is responsible for supporting the VP of Finance in the financial operations of the company, as well as owning the underwriting models of each individual project. This is a highly dynamic role critical to the investment review process at CA South and requires “rolling up your sleeves” to handle anything and everything in the below scope.

Primary Job Responsibilities

Project Underwriting: Ownership of the financial underwriting process from initial pro forma analysis to project close for ground-up development and value-add acquisitions, primarily focused on apartment, condo, industrial, and SFR property types.
Advanced Modeling: Complex, in-depth quantitative analysis in Excel of various project capitalization alternatives, joint venture terms, and investment vehicle structures.
Market Analysis: Performing comprehensive and in-depth market research for both existing and new markets, including ongoing diligence around key supply / demand factors such as rents, absorption, competitive sets, etc.
Investment Memorandums: Drafting presentations and deal decks in Powerpoint for project-specific capital raises (both debt and equity) as well as strategic development or fundraising initiatives for the company.

Qualifications

Extremely strong financial analysis and excel modeling skills
2-3 years of relevant industry experience (commercial real estate development or investment banking experience preferred)
Ability to build, and manage real estate financial modeling, including operating proformas, investment analysis, sensitivity analysis, as well as investment deck presentations
Demonstrated ability to manage multiple projects and priorities to conclusion within agreed upon deadline
The individual must demonstrate a combination of academic aptitude, quantitative skills, personal motivation, and distinguished written and oral communication skills
Significant attention to detail and accuracy in financial matters and otherwise
Results driven and ability to work collaboratively as well as independently
Ability to set timelines and work to achieve those goals
Ability to problem-solve and think critically
Well-versed in relevant software and websites including Excel, Powerpoint, Costar etc.
Passion for real estate and POSITIVE ATTITUDE is an absolute must.
Energetic self-starter who is flexible, organized, conscientious, proactive, and detail-oriented
