About the Role
We are hiring an experienced Lead Maintenance Superintendent to oversee maintenance operations at a 324-unit multifamily community. This is a hands-on leadership role for a seasoned professional who takes ownership, sets standards, and leads from the field.
The operation is lean and requires a leader comfortable balancing hands-on work with essential desk-based responsibilities such as planning, coordination, documentation, and vendor oversight.

Team Structure
1 Lead Maintenance Superintendent (this role)
1 Assistant Maintenance Superintendent
Support staff may include:
1 work order/ticket coordinator
1 laborer

Key Responsibilities 
Overall responsibility for daily maintenance operations
Prioritize and oversee work orders, vendors, and execution
Personally troubleshoot and resolve complex maintenance issues
Oversee and participate in apartment turnovers (make-readies)
Manage preventative maintenance programs and inspections
Ensure professional, timely handling of resident service requests
Supervise and set expectations for maintenance staff
Maintain inventory, tools, and equipment
Proactively identify issues and implement solutions

Qualifications
10+ years in building, construction, or multifamily maintenance
Strong hands-on experience in:
Plumbing
Carpentry
General building systems
Proven leadership experience in residential or multifamily environments
Comfortable operating in an occupied property with a small team
