Job Overview:
The Senior Acquisitions Analyst is responsible for underwriting potential investment opportunities and executing all aspects of due diligence. The role offers candidates unparalleled hands-on learning experience and an opportunity to grow within a highly successful company. The position will be based in Lamar’s Madison, New Jersey office but has the potential for a hybrid work arrangement (in office at least three days a week). One to four years of professional experience required. Compensation will be competitive, including salary and market bonus. Please include a resume and cover letter to be considered.
Responsibilities:
Develop cash flow projections utilizing Argus and Excel
Analyze and evaluate rent rolls and historical financials of properties being considered for acquisition to determine feasibility and valuation
Recommend business plans for potential investments based on lease-up, rollover, lease credit and term, and capital market conditions
Review and summarize tenant leases and articulate issues/concerns in a clear and effective manner
Perform sensitivity analyses that incorporate various factors including tenant performance, debt financing, deal & partnership terms, etc.
Assist in all aspects of the due diligence process for proposed acquisitions including:collecting, and tracking all due diligence materials, financial and lease analysis, review of lease abstracts, determining market rents through independent analysis and networking with local leasing professionals, conducting market research and analysis, performing tenant credit analysis, reviewing environmental, engineering and appraisal reports, verifying historical financial information, conducting on-site diligence including interviews of existing tenants, preparing ad-hoc internal diligence materials, etc.
Communicate with local market professionals to gain additional understanding of the asset and market
Prepare internal and external investment committee presentation packages
Assist in the closing of new acquisitions including pro-rations, loan doc review, closing statements, etc.
Assist with various Asset Management analysis, as needed, including but not limited to scenario running, loan reporting, sale analysis and property reforecasts
Maintain and update transaction databases
Stay current on developments and trends in the economy and real estate industry and incorporate the most up-to-date information into analyses
Attend industry conferences to develop business relationships and hone expertise
Qualifications:
Bachelor’s degree, preferably in real estate, with a major in finance or accounting
One to four years of professional experience .
An understanding of commercial real estate fundamentals and capital markets
Exceptional quantitative underwriting skills: advanced Excel skills with Argus experience preferred
Proven organizational skills, with attention to detail
Strong interpersonal, verbal, and written communication skills
Motivated, self-starter able to work independently and handle multiple projects at a time
Ability to work within a small team environment
