WeWork is looking for a Manager, Real Estate and Growth Partnerships to expand our current locations in Japan. This position will be part of the Real Estate and Growth Partnerships team and will report to the Director, Real Estate and Director, Growth Partnerships. The candidate will have the ability and aptitude to manage and negotiate contracts for existing locations, identify new locations, negotiate existing locations, and sell through brokerage sales while collaborating with other departments such as the Sales team, Growth Ops team, Community team, Product team, Legal team, and Finance team as Manager, Real Estate and Growth Partnerships. We are looking for someone who can achieve the following:
Main responsibilities and areas :
Real Estate
- Negotiating rent for existing WeWork locations, managing contracts, and coordinating other property-related matters
- Selection of new WeWork locations, negotiation of lease agreements, approval procedures, and other work related to property contracts
- Formulate overall strategies for the above two points and create plans to achieve company goals
- Market research for base selection
- Various profitability calculations for opening bases and considering strategies
- Prepare and present internal and investor reports on real estate-related topics
- Planning property development in cooperation with related departments within the company (sales, marketing, design, development)
- (As appropriate) Managing and developing direct reports to achieve team goals.
Growth Partnerships (Intermediary Sales Department)
- Develop and execute an outreach strategy to target real estate agents
- Conducting regular meetings with intermediary companies and building relationships to generate potential deals and research market information
- Conduct viewings and presentations to brokers and potential clients, and even close contract transactions.
- Provide support to brokers and real estate related PR, marketing and design initiatives as needed.
- Network with key contacts within relevant industries to expand your contact base
- Prepare monthly, quarterly and annual reports as required and report to the Director and leadership.
Required Experience & Skills :
- 5-7+ years related work experience
- Extensive experience and deep understanding of commercial real estate in Japan
- Extensive knowledge and negotiation skills in end-to-end transaction negotiations and real estate portfolio management (Real Estate Division)
- Deep understanding and experience of deal economics (Real Estate Division)
- Previous experience in people and performance management, with the ability to develop others.
- They are reliable, focused and always able to meet goals and deadlines.
- Impeccable and concise communication and presentation skills, both verbally and in writing
- Ability to work under pressure and independently and collaboratively in a fast-paced environment.
- Teamwork, cooperation and ability to follow directions
- Business level English skills preferred
- Creative thinking and flexibility — Ability to multitask and work under pressure in a fast-paced environment.
- Strong reliability, customer relations, networking and interpersonal skills.
- Ability to use SalesForce, Microsoft Office, and presentation software
