Overview

Stablewood Properties is seeking a real estate acquisitions professional with 2 – 5 years of brokerage or acquisitions experience to source, analyze, negotiate, and put under contract single tenant net lease retail properties across the United States.

Duties include, but are not limited to:

  • Source on and off market investments that meet IC-approved criteria
  • Review and underwrite potential investments using Stablewood proprietary underwriting tool
  • Assess portfolio fit of each property recommended to IC
  • Socialize investments that meet IC-approved criteria with Head of Investments
  • Confirm properties are still available with Seller’s broker
  • Prepare and present potential IC properties to Deal Discussion team
  • Prepare IC memo, circulate to IC prior to meeting, and present IC properties to Investment Committee
  • Prepare LOI, draft PSA, and LOI email template for Head of Investment approval and signature
  • Track and assist Head of Investments with LOI negotiation through to LOI execution
  • Assist legal counsel, due diligence team, and closing team post-LOI as necessary
  • Maintain a personal deal pipeline report for regular review by Head of Investments, Deal Discussion team and IC
  • Develop and manage relationships with listing brokers and potential sellers to build a resilient pipeline of acquisition opportunities
  • Put at least 50 STNL properties a year under LOI that eventually result in a closing
  • Report directly to the Head of Investments

Requirements

  • Unwavering integrity, high ethical standards, and strong work ethic, with the ability to represent Stablewood in a highly professional manner
  • Bachelor’s degree, plus a demonstrated interest and aptitude for real estate and finance
  • 2-5 years’ experience in a commercial real estate brokerage or acquisitions role
  • Extensive existing industry contacts; relationships in STNL retail a plus
  • Strong written and oral communication and negotiation skills; ability to read and empathize with professionals you interact with
  • Self-starter and goal-driven, with a capacity to work independently and as a team to accomplish personal and company-level goals
  • Strong organizational skills, including the ability to manage hundreds of relationships, keep track of dozens of simultaneous investment opportunities, and act fast when opportunities arise
  • Expert proficiency in real estate valuation and financial analysis, especially in Microsoft Excel
  • Tech-savvy, with an interest in working for a tech and data-driven real estate startup; advanced capability using Zoom, Microsoft Teams, and other remote peer-to-peer meeting tools
  • All duties will be performed remote (i.e. from home) indefinitely, and so the ideal candidate will have a professional, distraction-free home office setup

Travel

  • Minimal overnight travel, based on need and safety

Compensation

  • Base salary plus large performance-based bonus
  • Benefits including 401K, health insurance

Note: This position, as is the case with all Stablewood positions, is a remote work position and will be indefinitely. As such, this position is open to candidates located anywhere in the United States.
