The primary responsibility of this role is to provide leadership and oversight in identifying and acquiring new retail branch locations for our Client. As part of the C&W Account Team, the Retail New Site Acquisitions Lead is responsible for the overall success and complete client satisfaction in the delivery of new retail sites in Canada to meet the needs of the Client’s Retail Branch Program. This position will partner deeply with the Client’s CRE and Physical Distribution Planning teams and have end to end responsibility for the successful identification, negotiation, reporting, client management and efficient delivery of several new retail locations per year. The successful candidate will leverage their extensive retail expertise to act as a brand ambassador for the Client and ensure landlord and development communities see the Client as ‘first in line’ for new retail site opportunities. The intent is for the position to be supported by a junior transaction management resource.

Key Responsibilities

  • Implement creative market, broker and landlord strategies to maximize the potential for new retail site acquisition
  • Implement processes that create maximum efficiencies in the identification and delivery of new retail sites
  • Determine client’s needs and communicate project parameters
  • Develop performance measurements and client reporting dashboards to effectively communicate progress
  • Oversee/manage field broker selection and performance process
  • Develop and implement local broker incentivization models and strategies
  • Develop and manage relationships with key landlords vital to client success with new site acquisition
  • Oversee negotiations and management of all assigned transactions
  • Coordinate client site visits/market tours where necessary
  • Oversee budgeting and revenue tracking of all assigned transactions
  • Collaborate with C&W and non-C&W brokerage professionals to ensure effective negotiations of business terms
  • Prepare, review, and interpret financial analysis
  • Ensure accurate reporting of all revenue for assigned transactions
  • Ensure accuracy of all transaction reports and client materials
  • Present transaction activity to client/C&W management
  • Participate in all client/C&W business reviews
  • Lead and/or facilitate client meetings pertaining to retail new site acquisition progress
  • Provide supervision for other team members supporting the transaction activity
  • Interface with other C & W members on the client account to ensure coordinated strategies

Process Management

  • Lead the development of strategic plans and provide strategic real estate advice for assigned transactions
  • Ensure implementation of agreed upon strategy
  • Prepare reports, data and financial analyses in support of assigned transactions
  • Provide timely financial and non-financial tracking and client reporting for assigned transactions

Knowledge and Experience

  • 10+ years retail real estate experience in transaction management or corporate real estate
  • Bachelor’s degree preferred
  • Extensive experience in delivering retail transformation programs, specializing in finding and successfully closing transactions in competitive, high activity retail markets across Canada
  • Ability to read, understand and negotiate key clauses with commercial real estate transaction documents
  • Must have active Real Estate license
  • Advanced MS Word, Excel, PowerPoint and Outlook skills required
  • Ability to work between C&W & Client offices with primary location being client office
  • Ability to Travel to various Markets across Canada & Industry Events as required
