The Senior Director of Portfolio Strategy and Planning is a strategic leadership role responsible for shaping and executing the long-term vision of Fannie Mae’s corporate real estate portfolio. This role sits within Enterprise Workplace and drives an integrated approach to location strategy, portfolio optimization, and workplace delivery—aligning real estate decisions with business objectives, workforce trends, and financial performance.

In this compelling leadership position, you will oversee end-to-end portfolio planning, including asset strategy, capacity modeling, scenario planning, space planning, and design and construction alignment, while ensuring operational rigor through lease administration and critical date management. Portfolio Strategy and Long-Range Planning

• Develop and maintain a comprehensive, long-term corporate real estate portfolio roadmap aligned with enterprise strategy and workforce evolution.
• Lead location strategy efforts, including market analysis, site selection, and geographic optimization.
• Establish portfolio optimization strategies that balance cost, flexibility, employee experience, and business continuity.

Asset Strategy and Performance Management

• Define and execute asset-level strategies (retain, exit, reposition, sell/purchase) across owned and leased properties.
• Lead the Development Process for long term assets including site planning, site approvals, ownership strategies, local government development approvals and execution.
• Partner with Finance and HR to drive portfolio performance, capital planning, and cost optimization.
• Monitor market trends and benchmark portfolio performance to inform strategic decisions.

Capacity Modeling and Scenario Planning

• Build and maintain dynamic capacity models that reflect workforce trends, hybrid work strategies, and business growth scenarios that align with the strategic workforce plan
• Lead scenario planning exercises to evaluate portfolio impacts of strategic business decisions (e.g., headcount shifts, M&A, policy changes).
• Provide data-driven insights to senior leadership for informed decision-making.

Space Planning and Workplace Strategy

• Oversee enterprise space planning standards and ensure alignment with workplace experience goals.
• Translate business needs into scalable, flexible space solutions across the portfolio.
• Partner with Workplace Experience teams to ensure space strategies support productivity, culture, and engagement.

Design and Construction Integration

• Ensure alignment between portfolio strategy and design & construction execution.
• Provide strategic oversight for major capital projects, ensuring consistency with long-term portfolio plans.
• Drive standardization and efficiency in design delivery while maintaining high-quality workplace environments.
• Lease Administration and Critical Date Management
• Oversee lease administration processes, ensuring accuracy, compliance, and risk mitigation.
• Manage critical lease dates (renewals, expirations, options) to enable proactive decision-making.
• Partner with Legal and external partners to support lease negotiations and portfolio transactions.

Leadership and Cross-Functional Collaboration

• Lead and develop a high-performing team across strategy, planning, and portfolio analytics functions.
• Collaborate closely with business units, HR, Finance, Legal, and Workplace Experience leaders.
• Build multi-dimensional business cases demonstrating the financial, business, employee, customer and risk impacts of location and asset recommendations
• Serve as a trusted advisor to executive leadership on real estate strategy and portfolio decisions.

THE EXPERIENCE YOU BRING TO THE TEAM

Minimum Required Experiences and Skills

• 8 years of experience in corporate real estate, real estate portfolio strategy, or related field.
• Proven experience leading enterprise-level portfolio strategy and planning functions.
• Experience in repositioning real estate assets in the portfolio including sale and purchase with deep knowledge of the development, zoning, permitting, infrastructure and legal requirements.
• Deep expertise in location strategy, capacity modeling, and portfolio optimization.
• Strong financial acumen, including capital planning and lease analysis.
• People leadership experience, including direct management or supervision of a team.
• Demonstrated ability to lead complex, cross-functional initiatives.

Desired Experience

• Bachelor’s degree or equivalent.
• 12 years of experience in corporate real estate, real estate portfolio strategy, or related field.
• Experience in financial services or highly regulated environments.
• Familiarity with hybrid workplace strategies and evolving workforce models.
• Advanced analytical and modeling capabilities (e.g., scenario planning tools, portfolio analytics platforms).
• Experience with AI applications for portfolio modeling.
