Development Associate Full Time

Toll Brothers City Living has an outstanding opportunity for a highly qualified Development Associate to lead our luxury condominium developments in New York City, New York.

What is the opportunity?

The Development Associate will take a leadership role in the execution of luxury condominium developments and will be involved in all aspects of development, from due diligence and pre-development through construction and final delivery. This role requires a working knowledge of the NYC real estate landscape, a refined understanding of design and construction standards, and the ability to manage complex, high-value projects.

What are the primary responsibilities?

• Lead one or two projects through all phases of development including design, budgeting, scheduling, construction, marketing and sales with the support and supervision of the VP of Development
• Design & Quality Control: Collaborate with top-tier architects and interior designers to ensure projects meet the highest standards of luxury, functionality, and market appeal.
• Stakeholder Coordination: Serve as the primary liaison between internal teams, consultants, attorneys, contractors, and city agencies.
• Financial Modeling & Analysis: Maintain and manage detailed pro forma models to evaluate development feasibility, returns, and risk scenarios. Conduct regular market analysis
• Budget Management: Develop and manage detailed project budgets; monitor costs and ensure alignment with financial goals and project proformas.
• Scheduling: Create and maintain comprehensive project timelines; proactively address delays and bottlenecks.
• Regulatory Navigation: Help manage permitting and approvals with NYC DOB, LPC, and other relevant agencies.
• Reporting: Provide regular updates to executive leadership and investors on project status, risks, and milestones.
• Sales & Marketing: Interface with the marketing department and senior management to aide the sales and marketing process and the sales teams
• Market Awareness: Stay informed on luxury market trends, buyer expectations, and competitive developments in Manhattan, Brooklyn, and Queens.

Qualifications

• Strong knowledge of NYC zoning, building codes, and permitting processes.
• Proficiency in project management tools (e.g., Excel, Procore, MS Project, Bluebeam).

Do you have these qualifications?

• Essential:
  • 3-5 years of experience in real estate development project management, with a focus on luxury residential projects in NYC.
  • Bachelor’s degree in Real Estate, Business Management, Architecture, Urban Planning, Engineering, Construction Management, or related field.
• Preferred:
  • Masters in Real Estate
