Part-Time/Contract CRE Acquisitions Analyst Contract Part Time

We’re a disciplined, growth-stage CRE investment firm acquiring industrial and retail properties in the $5M–$15M range across five Tier 1 markets (Columbus OH, Richmond VA, Indianapolis IN, Des Moines IA, Kansas City MO/KS). We’re looking for a part-time/contract analyst to own the front end of our acquisition pipeline: screening daily deal flow, applying our underwriting criteria, and initiating broker contact on qualifying opportunities.

What you’ll do:

• Monitor daily CoStar, Crexi, and LoopNet alerts across our target markets and asset classes
• Screen each listing against our criteria (cap rate thresholds, deal size, lease structure, hard gates)
• Log qualifying deals into our tracking system with key deal metrics
• Draft and send initial broker outreach to request offering memoranda, T-12s, and rent rolls
• Track outstanding document requests and follow up until packages are complete
• Flag anything ambiguous or borderline for review rather than screening it out unilaterally

What we’re looking for:

• Working knowledge of cap rates, NOI, lease structures (especially NNN), and basic CRE underwriting concepts
• Comfortable reading an OM and quickly assessing whether a deal fits a defined box
• Organized, responsive, and comfortable owning broker relationships independently
• Prior experience in CRE brokerage, acquisitions, or real estate finance preferred — background could include analyst, broker associate, or real estate finance graduate coursework
