Part-Time/Contract CRE Acquisitions Analyst Contract Part Time NEW

Role summary:
We’re a disciplined, growth-stage CRE investment firm acquiring industrial and retail properties in the $5M–$15M range across five Tier 1 markets (Columbus OH, Richmond VA, Indianapolis IN, Des Moines IA, Kansas City MO/KS). We’re looking for a part-time/contract analyst to own the front end of our acquisition pipeline: screening daily deal flow, applying our underwriting criteria, and initiating broker contact on qualifying opportunities.

What you’ll do:

Monitor daily CoStar, Crexi, and LoopNet alerts across our target markets and asset classes
Screen each listing against our criteria (cap rate thresholds, deal size, lease structure, hard gates)
Log qualifying deals into our tracking system with key deal metrics
Draft and send initial broker outreach to request offering memoranda, T-12s, and rent rolls
Track outstanding document requests and follow up until packages are complete
Flag anything ambiguous or borderline for review rather than screening it out unilaterally
What we’re looking for:

Working knowledge of cap rates, NOI, lease structures (especially NNN), and basic CRE underwriting concepts
Comfortable reading an OM and quickly assessing whether a deal fits a defined box
Organized, responsive, and comfortable owning broker relationships independently
Prior experience in CRE brokerage, acquisitions, or real estate finance preferred — background could include analyst, broker associate, or real estate finance graduate coursework
