Residential Land Development Model + AI Skill

A back-of-the-envelope model for evaluating up to two phase, residential land development opportunities. Unlevered and levered IRR and Equity Multiple calculation. Basic construction interest calculation (simplistic timing module means interest calculation is only an estimate). Now includes a partnership-level waterfall analysis module. Now includes an AI Skill that teaches Claude and other AI assistants how to operate the model on your behalf, triaging your role in the analysis (developer, broker, or land owner), populating inputs conversationally from a land OM or deal summary, and running the residual land value Goal Seek for seller-side workflows. Note: Compatible with Microsoft Excel 2013 and newer. AI Skill works with Claude (including Claude in Excel) and is portable to other capable AI assistants.
