This Advanced Mortgage Amortization module includes interest-only capability, fixed and variable interest rates, multiple interest calculation methods (i.e. 30/360, Actual/Actual, Actual/365, Actual/360), monthly and annual periods, duration calculation, lender yield calculation, average life calculation, static and dynamic debt service payments, loan assumptions, and more. Now includes an AI Skill that teaches Claude and other AI assistants how to operate the module on your behalf — triaging your role as borrower, lender, assumption buyer, or modeler, populating loan terms conversationally from a term sheet, and framing the monthly payment, APR, duration, and average life outputs. Note: Compatible with Microsoft Excel 2013 and newer. AI Skill works with Claude (including Claude in Excel) and is portable to other capable AI assistants. Skill bundle includes a clean copy of the module — no upload needed to get started.
