Data Center Development Model + AI Skill
The Data Center Development Model enables real estate professionals to rigorously underwrite hyperscale data center projects, mirroring the sophistication used in traditional asset classes. It supports the full lifecycle, from development to disposition, and ties all financial analysis to IT Load, the key performance driver. Now includes an AI Skill that teaches Claude and other AI assistants how to operate the model on your behalf — triaging your role as developer, LP, lender, or student, populating development budget, tenant lease-up, and financing inputs conversationally, and interpreting the development spread and return outputs in the language of your investment decision. Note: Compatible with Microsoft Excel 2013 and newer. Macros must be enabled for the Recalculate button to function. AI Skill works with Claude (including Claude in Excel) and is portable to other capable AI assistants. Skill bundle includes a clean copy of the model — no upload needed to get started.
To make this tool accessible to everyone, it is offered on a “Pay What You’re Able” basis with no minimum (choose ‘Free’ if you need) or maximum (your paid support helps keep the content coming – typical real estate Excel tools sell for $100 – $300+ per license).
