OS&E stands for Operating Supplies and Equipment. It refers to the consumable items and small equipment needed for day-to-day operations of a property, particularly in hospitality and multifamily assets.

OS&E typically includes items such as linens, towels, cleaning supplies, kitchen utensils, small appliances, and other goods needed for ongoing operational use, especially in furnished accommodations or hotels.

While OS&E refers to smaller, consumable items, FF&E (Furniture, Fixtures, and Equipment) refers to larger, capitalized items such as beds, desks, sofas, and large appliances. FF&E is usually a one-time capital expense, whereas OS&E includes recurring operational costs.

OS&E is usually procured during the final stages of property development or renovation and regularly throughout the operational life of the asset to replenish supplies.
