Context Window

The total amount of information that an AI model can process in a single interaction, including instructions, conversation history, retrieved documents, and data. Context windows are measured in tokens. A larger context window allows the model to work with more information at once, which is particularly valuable in CRE applications where lease documents, financial models, and market reports are lengthy. However, a larger window does not guarantee better performance, as models may lose accuracy when the window is filled with too much content.

Putting Context Window in Context

A leasing analyst feeding a 200-page ground lease into an AI model for abstraction needs to confirm that the document fits within the model’s context window alongside the abstraction instructions and any prior conversation history, because content that exceeds the window is either truncated or never processed. Firms working with large offering memoranda, multi-tenant rent rolls, or full ARGUS export files often discover context window limits as a practical constraint before they discover them as a theoretical one, which makes understanding window size a relevant factor when selecting an AI tool for document-heavy CRE workflows.

What is a token and how does it relate to context window size?

A token is roughly equivalent to four characters of text, or about three quarters of a word in English. Context windows are measured in tokens rather than pages or words because the model processes text in these units regardless of document type. As a practical reference point, a 100-page lease document might consume somewhere between 40,000 and 60,000 tokens depending on formatting and density, which means a model with a 200,000-token context window can accommodate that document along with instructions and conversation history, while a model with a 32,000-token window cannot.

What actually happens when a document exceeds the context window?

Behavior varies by system, but the most common outcomes are truncation, where content beyond the limit is silently dropped, or an outright error that prevents the interaction from proceeding. Truncation is the more dangerous outcome because the model will continue responding as if it processed the full document, potentially missing critical lease provisions, financial line items, or risk disclosures that appeared in the dropped portion. CRE professionals should not assume that a model processed an entire document unless the system explicitly confirms it.

How do CRE teams work around context window limitations on large documents?

The most common approaches are chunking and retrieval-augmented generation. Chunking breaks a large document into smaller segments that are processed sequentially, though this requires care to avoid losing context that spans segment boundaries, such as a defined term in one section that governs language in another. Retrieval-augmented generation, or RAG, indexes the full document and retrieves only the most relevant passages for each query, keeping the active context window focused. For CRE use cases involving lengthy loan agreements, offering memoranda, or multi-property portfolios, RAG-based architectures tend to be more reliable than raw document ingestion.

Does a larger context window always mean better results for CRE analysis?

Not necessarily. Research has shown that many models degrade in accuracy when the context window is heavily populated, particularly when the information relevant to a query is buried in the middle of a large document rather than near the beginning or end. For CRE tasks where precision matters, such as identifying specific rent escalation provisions or covenant thresholds in loan documents, a focused query against a well-structured retrieval system often outperforms feeding an entire document into a large window and asking a broad question. Window size is a capability constraint, not a quality guarantee.

Should context window size be a deciding factor when selecting an AI tool for CRE work?

It should be one factor among several, weighted by the document lengths typical in your workflows. For firms regularly working with full loan packages, ground leases, or large rent rolls, a model with a context window below 100,000 tokens will create practical friction. However, context window size should be evaluated alongside retrieval architecture, model accuracy on structured financial content, and how the tool handles multi-document workflows, since a well-designed retrieval layer can make a smaller window more effective than a large window used without any retrieval strategy.
