A.CRE Real Estate Financial Models Download Guide (Updated Jun 2026)

The A.CRE Excel library is large. Readers reached out regularly not knowing which model fit their deal, and finding the right one used to mean scrolling through everything or asking us directly. So I built a filterable Google Sheet that maps every model, module, tool, and tutorial in the library to the property type and analysis it covers. Use the filters, find the right model.

I broke the library down into categories based on purpose, property type, analysis type, and features that readers commonly search for. The result is the A.CRE Real Estate Financial Models Download Guide, a tool I’ve been maintaining and updating as the library grows.

Navigating the A.CRE Real Estate Financial Models Download Guide

Here is how to get started.

  1. Click here to open the Google Sheet version of this tool.
  2. Note the three tabs at the bottom.
    • The Version Tab shows which update we are on. As Michael and Spencer continue to add content to the Excel Library, and update existing models, the intention is to keep this guide fully current.
    • The Models Guide tab displays the standalone models, modules, and tools the guys have created.
    • The Tutorials Guide tab displays the tutorials, Watch Me Builds, and case studies.

Models Guide

The Models Guide tab lists all of the Excel models in the library, broken down into sections for standalone models, modules, and tools.

  • A standalone model is usually a fully built, institutional-quality model, such as the A.CRE Apartment Development Model.
  • Modules are Excel tools you can link with other models. For example, if you need to add an equity waterfall that connects to cash flows in a separate model, the Real Estate Equity Waterfall Model With Catch Up And Clawback handles that.
  • Tools provide functionality for specific types of analysis without necessarily needing to link to your model. The Publicly Traded Tenant Analysis Tool is a good example.

Tutorials Guide

The Tutorials Guide tab lists educational content Spencer and Michael have produced around building and setting up various real estate financial models, plus tutorials on performing specific analyses in Excel. This section also includes the case studies on the site for extra modeling practice.

Once you know what type of content you need, filter by:

  • Property type (Apartment, Office, Retail, Industrial, SFR, Hotel, Land, Self Storage, Condo/TwnHm)
  • Purpose of analysis (Development, Acquisition, Value-Add, Asset Management, Debt, Excel and Valuation Tips)
  • Features (Equity WF, Clawback, Ground Lease, Author)

How to Use the A.CRE Real Estate Financial Models Download Guide

Here are a couple of quick examples of how you might use this guide to find what you need. Once you find the right model, tool, tutorial, or case study, there is a link on the far right that takes you directly to the overview page.

I need a model to value a property

Suppose your family’s company is considering purchasing an entitled piece of land and building a 30-unit apartment community over the next couple of years.

1. Go to the Models Guide tab.

You may see the model you need right away from the list. If not, go to step 2.

2. Filter for both property type and analysis type.

Under Property Type, filter the Apartment column (column D) to show only rows with a Yes. Then under Analysis Type, filter the Dev (Development) column to show only rows with a Yes.

3. Check the Tutorials Guide tab for related content.

After finding the model, check the Tutorials Guide tab to see if Spencer or Michael made tutorial videos that match your setup. The same filtering process applies.

I want to learn how to build an equity waterfall

Say a managing director has asked you to build an equity waterfall showing distributions to various partners. You have your levered cash flows and want to build the waterfall from there.

1. Go to the Tutorials Guide tab.

2. Filter by Features.

Filter for Equity WF to find tutorials that walk through waterfall builds. It is also worth checking the Models Guide tab for modules or tools that can help.

Additional Filtering Options

To see what models, tools, or tutorials have come out recently, filter by the Last Updated column (though checking adventuresincre.com directly is faster for that). You can also filter by the Author column on either tab to see content from Spencer or Michael specifically.

What is the A.CRE Real Estate Financial Models Download Guide?

It is a filterable Google Sheet that helps users find and download Excel-based real estate financial models, tools, and tutorials from the A.CRE library. Content is organized by property type, analysis purpose, and features so you can narrow down options quickly.

What tabs are included in the guide?

There are three tabs. The Version Tab tracks guide updates. The Models Guide lists standalone models, modules, and tools. The Tutorials Guide lists tutorials, case studies, and video walkthroughs.

How do I filter the guide to find the right model?

Start with Property Type, then add a filter for Purpose of Analysis. You can also filter by Features (such as Equity WF or Clawback) if you know what specific functionality you need. Filtering by two or three criteria at once usually gets you to the right model fast.

What is the difference between standalone models, modules, and tools?

Standalone models are fully built, institutional-quality models such as the Apartment Development Model. Modules are add-ons designed to link with other models, like an equity waterfall that connects to your existing cash flow model. Tools are self-contained for a specific type of analysis, such as the Publicly Traded Tenant Analysis Tool.

How can I learn to use the models I download?

Check the Tutorials Guide tab for walkthroughs, case studies, and instructional videos created by Spencer and Michael. Most major models have related tutorial content you can filter for in the same guide.

Is the guide regularly updated?

Yes. Each version update is recorded in the Version Tab. The guide is actively maintained as new models and tutorials are added to the A.CRE library.

Can I see which author created each model or tutorial?

Yes. Both the Models and Tutorials tabs include an Author column so you can filter by content created by Spencer, Michael, or other contributors.

Where do I access the Download Guide?

The Google Sheet is publicly viewable and filterable. The link is available via the button above, or directly in the blog post. No account required to view and filter.

Is there a video tutorial on how to use the guide?

Yes. A video walkthrough is embedded in this post and covers how to use the filters and find the right model or tutorial for your situation. If you want to go deeper on real estate financial modeling, the A.CRE Accelerator walks through modeling workflows in a structured program.
