Design Architect

Design architect role is to create the design concepts of a building within the parameters created by the site, environment, budget and other factors. While they create the vision and refine the project down to specificity, the design architect does not prepare the construction documents or put their name on and certify the Construction Documents, nor do they provide construction administration.

Putting ‘Design Architect’ in Context

Coral Coast Properties, a real estate developer based in Miami, Florida, has acquired a prime oceanfront lot in Miami Beach. The development plan for the site, named Oceanview Residences, involves a ground-up construction of a 15-story luxury condominium building featuring 60 high-end units with panoramic views of the Atlantic Ocean. The project will cater to affluent buyers seeking second homes and vacation residences in the vibrant South Florida market.

Given the high-profile nature of the project, Coral Coast Properties has enlisted a renowned design architect to create the architectural vision for Oceanview Residences. The design architect’s role is to conceptualize the aesthetic and functional elements of the building, ensuring that it not only complements the Miami Beach skyline but also meets the expectations of luxury condo buyers. This includes the overall shape and layout of the building, the selection of exterior materials like glass and stone, as well as key design features like expansive terraces, infinity-edge pools, and a striking lobby entrance.

The Design Architect’s Role

In this project, the design architect must balance several key factors:

  • Site conditions: The building must conform to local zoning laws, coastal setback requirements, and hurricane resistance standards.
  • Environmental considerations: Sustainable design is a priority, with plans to incorporate energy-efficient materials, green roofs, and water-saving technologies to achieve LEED certification.
  • Budget constraints: While the developer desires an iconic design, the project must remain within its $75 million construction budget.
  • Market trends: Coral Coast Properties has tasked the design architect with creating a building that appeals to a high-net-worth clientele, including features like floor-to-ceiling windows, open floor plans, and cutting-edge smart home technology.

After an initial design phase, the architect presents a stunning vision for the project: a sleek, modern tower that maximizes ocean views with floor-to-ceiling glass façades, cascading terraces, and a roof deck with resort-style amenities. However, at this point, the design architect’s involvement ends. The architect hands off the project to the firm responsible for preparing the construction documents, ensuring that the building complies with local codes, engineering specifications, and construction standards.

Post-Design Architect Phase

Once the design architect finalizes the conceptual design, they are not involved in drafting the detailed construction plans or certifying the documents used to obtain permits. Coral Coast Properties will rely on a project architect or an architectural firm specializing in construction administration to handle those tasks. This firm will also manage the construction process, ensuring the design is faithfully executed according to the design architect’s vision. The design architect may still consult on aesthetic decisions or adjustments to the design during construction, but their primary role concludes once the vision has been fully articulated.

Frequently Asked Questions about Design Architects in Real Estate Development

What does a design architect do?

A design architect creates the conceptual vision of a building, balancing factors like site conditions, environment, budget, and market needs. They design the building’s overall form, materials, and aesthetics, but do not prepare construction documents or oversee construction.

Does the design architect prepare construction documents?

No. The design architect does not prepare or certify construction documents. That responsibility lies with a separate architect or architectural firm that handles construction administration and code compliance.

When does a design architect’s role end in a project?

Their role generally ends after the conceptual and schematic design phases. Once the design is finalized, the project is handed off to a technical architecture team for execution, permitting, and construction.

What factors must a design architect consider in their work?

They must account for site constraints, zoning and environmental regulations, budget limits, sustainability goals, and buyer preferences—like luxury amenities and aesthetics in high-end developments.

How is the design architect’s vision implemented during construction?

A separate architectural team translates the vision into detailed construction documents. They oversee construction to ensure the final building aligns with the design architect’s intent, sometimes with the design architect consulting on visual elements.

Can a design architect be involved during the construction phase?

While not responsible for construction oversight, the design architect may be consulted on aesthetic decisions or refinements during construction to ensure the visual integrity of the original concept is maintained.
